Cozy room in 4bd w/ back garden

I'm moving out of a great 4bd/1bath place in Dalston, just a few minutes from the overground stations. This room will be available as of Dec 15 (move-in date may be a bit flexible).

The room is furnished with a double-sized bed, blanket, dressers, wardrobe, a desk and chairs. (Some of the furnishing (desk, chairs, topper was recently bought and will be passed for a symbolic fee). It is reasonably spacious, as the photos show.
The room has a garden view (south) and gets a lot of direct sunlight. It is also quite since there is no street on that side of the building. (just birds singing ;) )

The flat is nice and contains modern floors, appliances, washing machine, dish washer etc. There is an enclosed porch and back-garden for common areas that is great during the warm half of the year for eating out, bbqs etc.. The two roommates staying on are laid back, work 9-5s, generally busy late 20-early 30s.

Looking for someone reliable, nice, clean. The flat is good for young professionals or graduate students.

You will need to sign a 1 year lease beginning Jan 1 (which has previously included a 6 mo break-clause), so ideally you are looking to stay that long. You will need to split a one-time fee with me, £175 each, to the agent for the change of lease. (Unfortunately this is different than recently-banned rental fees; I had to split the previous fee with the previous tenant).
