Lodger Wanted - Room & Bathroom in Unique Flat

We are a married couple looking for a lodger to occupy our spare room on an informal sublet basis.

Rent includes Wifi (200MB), council tax and water. You only need to pay your share (one third) of the gas and electricity bill per month. As an indication of what this could be - In November, this was equivalent to £53. We have a smart meter so we can monitor our energy use. Of course the bill at the end of the month will depend on the household's energy usage that month.

You are welcome to make use of shared living space, facilities such as washing machine and cook etc. as a normal 'housemate' would but please keep in mind the arrangement we seek is more of a lodger, not 'housemate'.

What does this mean?

Pros: we take care of cleaning the shared living space. You don't need to deal with agents, do any bills admin or give references / proof if income / guarantor etc.

Trade offs: no impromptu inviting guests (though we don't mind a partner occasionally visiting) and no bringing large furniture for the shared living space.

All we ask is that you keep your bathroom presentable (as it is the main bathroom that a visitor may use) and that you don't leave any mess after cooking for example - that's it really.

Double room with juliet balcony and use of main bathroom to yourself in modern 2 bed 2 bath apartment. Converted pub now unique 2 floor space. Very spacious open plan. Room has all essential furnishings including double bed, bedside table, 2 x drawers, cupboard plus juliet balcony looking out to the garden and decking. If you wish, a desk and chair that we have in storage can also be put in.

We have our own en suite, meaning you would have use of the larger main bathroom to yourself (not attached to your room, but attached to the living space).

We are a young(ish) professional married couple. I'm 30 and my husband is 36. The household is mellow and clean, plus comes with a friendly cat.

20/25 mins cycling distance to central London. The newly built Cycleway 4 is at the end of our road.

FOR CANARY WHARF - 15 mins bus to Canada Water tube which is 1 stop (2 mins) from Canary Wharf.

FOR THE CITY OR LONDON BRIDGE - 10 min walk to Deptford Station which is 1 stop (6 mins) from London Bridge and 2 stops (14 mins) from Blackfriars.

FOR KINGS CROSS ST PANCRAS INTERNATIONAL - 10 min walk to Deptford Station which is 5 stops (23 mins) from Kings Cross St Pancras International.

FOR LIVERPOOL STREET - 5 mins bus to Surrey Quays then 6 stops (11 mins) to Shoreditch Highstreet plus short walk, or alternatively change at Whitechapel.

Deptford, New Cross and Surrey Quays Stations all walking distance.

LOCATION - Zone 2. Just up the main road from the beautiful world heritage site Cutty Sark at Greenwich Maritime with all its pubs and activity. 3 mins walk from small local shops. a couple of bus stops from large Lidl, Tesco and Waitrose.
