We are two friends one Hungarian and one Estonian, and looking for a housemate to complete our home! We are both professionals, working full time.
We're looking for someone friendly, and also professional, who likes to catch up occasionally in the evenings and/or go for the odd drink/night out/housemate dinner/girls’ night in, but also happy to do their own thing. We welcome guests and occasionally have friends and family stay over. Not a party house, but sociable.
The room and the flat.
We have a spacious double room available for £767 per month plus bills. The room is unfurnished .
The furniture in the room: bed , 1 double & single wardrobe , large chest of drawers can be bought by the new flatmate if they are interested.
We have one bathroom and a large cosy living room. The flat is over two floors.
Additionally:
- We have a trustworthy cleaner coming every fortnight
- We do not own a microwave
- No dishwasher
- No TV
- Flat is located above a shop and the entrance is in a lane behind the shops
Bills
Bills are not included so they average around £145 per month in summer, and higher during winter, depending on gas and electricity usage/ charges. Bills include the below
- Gas and electricity
- Water
- Council Tax
- Wi-Fi
- Cleaning lady very two weeks
- Shared cleaning products for the house
Each month we add all payments made to the Splitwise app and this calculates how much each person owes/gets back each month, so we all pay an equal amount.

- Closest station is East Acton (Zone 2) 5-7 minute walk
- Overground from Acton Central 15-minute walk
- Elizabeth line from Acton Main Station approx. 20-minute walk
- 3 Parks 10–15-minute walk
- Lidl across the street 3 minutes
Close to Westfield, Hammersmith, Chiswick, Ealing Broadway and Acton main centre

Contract Information:
In joining the household you would need to be added to the contract via the property manager and go through a referencing process with them. Here is the info from them property manager:
"The new tenant must be referenced successfully, paid the damages deposit, provided a rent payment (in advance) and signed the agreement before moving in with the agreement of cohabitants.
Please also note the following referencing requirements:
You will need to provide the full names and contact details of potential replacement, and we will send the reference form to them via email from Vouch.
The following details will be required for reference company which you will send directly to them:
1) a copy of your bank statement for the last three months
2) a photocopy of a valid driver's license (with photo ID) and or passport. If your replacement doesn’t hold a British passport we will require one of the following in respect of right to rent legislation:-
• An EU/EEA passport or identity card, permanent residence card.
• A travel document showing indefinite leave to remain.
• A visa if applicable.
• A Home Office immigration status document or a certificate of registration/naturalisation as a British citizen.
3) a copy of your employee payment slips for the last three months
4) a photocopy of a bill (gas, water, mobile phone, council tax bill) with confirmation of previous address
5) a Bank Transfer made payable to the property company (i. e. landlord) for £200.00 (including a £50.00 non-refundable variation fee). Please note that £150.00 of this fee will be added to the damages deposit should the application be successful. The full fee of £200.00 will be retained if the application is unsuccessful."
