East India DLR, shared living room.

The flat is in a development in the Docklands E14 (Virginia Quay), and is safe and clean. It takes about 10 minutes to get to Canary Wharf, 20 minutes to the city of London and 30 minutes to the West End.

The flat is suitable for people who don't like other tenants bringing guests over and also don't intend to bring over guests themselves.

The flat has a spacious shared living room and fibre optic broadband. It is in a development with a security porter 24-hours-a-day. It's located on the ground floor. I am looking for people who are responsible and clean up after themselves, but at the same time relaxed and easy-going.

The room: The room: 12ft x 7. 5ft and includes a wooden-framed single bed, desk, bookcase and triple wardrobe.

There are 3 bedrooms so there will be a maximum of 3 people in the flat.

I ask for one month's notice if you decide to move out, and similarly I will give at least one month's notice in the unlikely event that I need the room back

If you like the room and are accepted, I may take a small pre-deposit depending on how much time there is until the date that you move in. This is to protect myself from people who accepted the room and then cancelled later or even worse, didn't turn up at all on the date of moving in. This has happened to me a couple of times in the past.

House rules:
No smoking indoors. No drugs in or near the flat. No strong smells.
Guest policy: You need to give at least 24 hours' notice to the other flatmates and they must both agree. Guests can't stay overnight. The current tenants prefer no guests to be invited, or very infrequently.
No outdoors shoes to be worn indoors. Shoes to be left just inside the front door.
Electric heaters are not allowed as the gas central heating is sufficient.
