Lovely flat in heart of Islington with garden

Double room available in Islington (6 min walk to Highbury & Islington station) split over two floors, *furnished*, sharing with great couple.

I am moving out as I am going to live with my girlfriend into a property nearby when our contract ends on 15th of July. I am looking for someone to come and renew the lease for a following year with the existing flatmates. The lease will need to be signed before the 15th of July, meaning I am looking for someone with references ready max by the beginning of JULY. In terms of move-in date we are flexible with that. Once the contract is in place I can stay longer of leave sooner and we can work out the difference. Let's chat about that if you want more clear details.

The property: The two bedrooms are on the top level and the dining room and separate kitchen on the bottom. The bathroom is split over the two floors (shower upstairs, toilet downstairs). There's a beautiful little garden, lovely for a beer or braai, and it overlooks a lot of greenery (trees and bushes and whatnot). It's *mostly furnished*, all you'd need is a mattress to fit on the king size bed.

The people: the couple is super warm, tidy but laid back, and great housemates. One is from Cape Town, South Africa and the other from California. They're very into cooking, reading, and down for the occasional boogie. More than happy to have guests over and share the space. 

The area: Islington is pretty darn fantastic, and the apartments a 4 min walk to Upper Street for restaurants, movies, bars, pubs. Angel is just down the road where you can catch the northern line, but it's a genuine 6 min walk to H&I station for the Victoria Line and Overground. There's Highbury fields just a short walk away, Clissold park on a short bus, and a train and bus that connect directly to the City in easily less than 20 mins. (The 271 bus leaves from outside the apartment and lands at Finsbury Square. Essex Road station is a 3 min walk away and goes directly to Old Street and Moorgate in a jiffy.)

Who: We're looking for a young professional - Vegetarian/vegans welcome. Also LGBTQA+ friendly.

***The money: The rent for the room is £813/month (kinda insane for it's location). Bills round out to about £80-100/mo for everything (i. e. council tax, wifi, gas + electricity, çleaner, water). You'd also be taking over my security deposit of £1,170 (equal to 6 weeks rent).***

The pics: We've stolen a few from the original posting when it was unfurnished, but just updated with some of how the house looks now. Still need to upload one of the room in its current condition, but you can get a pretty good sense of the size from the photo attached.
