En-suite room in great N1 location

As one of our flatmates is unfortunately moving out, we are looking for a new person to join our chilled flat.

The flat is a 3 bedroom Georgian terrace located on Halliford Street, 15 minute walk to both Highbury & Islington, Angel and Haggerston stations and a 2 minute walk to buses 38, 73, 341, 56. It is modern with its own little garden and all mod cons such as washing machine and dishwasher. You would have a front/north-east facing room, well lit with natural light and with an en-suite bathroom including a walk in shower.

You would be living with Joe (works in client services for a social media creator and has lived in the flat for 18 months) and Fred (works as a social media manager for an agency and has lived in the flat for 2 and half years). We both work pretty hard during the week and have active social lives, but we like having a clean, friendly flat when we are around.

Ideally we're looking for a non-smoking professional, girl or guy, in their late 20s/early 30s who is clean and happy to socialise around the flat. A regular week is chilled out at home after work and for weekends we usually seek the party outside of the house.

The rent is £850 per calendar month and will have to be paid up each month with second month paid up front and used as deposit (i. e. you won't have to pay your last month in the room).

Bills (internet, electricity, water, etc.) are currently roughly £100/person a month which we sort out between us. The room is available from February 20th so the move-in date would be any time from them, or potentially slightly earlier. Our landlady (who's really chilled) will require references of living (e. g. previous landlord) and solvency (e. g. employer).
