The bedroom has a fairly new double bed & two decent size chests of drawers & a cupboard.

Your own living room has a whole wall of storage cupboards, a sofa along another wall & has a dining table & chairs. There are bookshelves on another wall & the other one is plain. Any stuff you don't want we can move on.

The bathroom (shower/WC/basin) would be shared with one of us (if you work 9 to 5 or thereabouts then bathroom clashes are minimised thanks to my working hours). . Have a bike? You can store it in the downstairs hallway. Available from November 1.

Vibey area with lots of local facilities/amenities, restaurants, pubs/bars & great transport access (2 overground train stations, 2 tube stations, several bus routes)!

Rent split for the bedroom + your own living room is £1058 per calendar month paid monthly to the landlord (= £244.15 per week). One-off refundable £400 required for securing deposit to be paid to the estate agent.

Bills (gas, electricity, water, council tax, internet) split 4 ways us currently £110.51 per calendar month per person. I pay them on the 1st of the month & everyone pays me back. No hassle & nice & transparent.

The bedroom + own living room is advertised for a couple to move in so as to keep the bills split between four rather than three people, same as we do now.

Co-tenants/flatmates:. Besides me (Troy, work in tech retail, interests: listening to music, playing guitar, exploring London - that's me in the video which is well worth watching) there is Abbie. a 20’s female undergraduate student on another floor. Basically we each have our own floors. The kitchen is the communal area for friendly chats.

Washing machine, fridge & cooker in the kitchen are quite new.

Nearest shopping high street is the Grand Parade stretch of Harringay Green Lanes.

Shops & amenities within close walking distance, just around the corner include: big Sainsburys (open till 10:30pm through the week - & also has an Argo collection spot in it), Homebase, Fitness First gym, tons of local 24/7 grocers, green grocers, incredible restaurants, takeaways, off-licences, doctors/GP's, dentists.

Finsbury Park - the park itself - is two blocks down at the end of our street. We are near its northern edge. Lovely boating lake & cafe at the summit & a drinks bar on one edge.

Two best pubs nearest here are the Faltering Fullback (one of the best pub gardens in London with its "hanging gardens" terraces) & the Salisbury (just down the road is one of the finest "Victorian splendour" pubs in London).

Parks & woods are in abundance & we are within walking distance to several nice ones: Besides Finsbury Park there's Clissold Park, Ally Pally, Highgate Wood, Queens Wood, even Hampstead Heath are all handy to get to (the latter is a mere three stops on the North London overground line).

You can even walk from the west side of Finsbury Park directly to Highgate (just down from Highgate Station) on the Parkland Walk (former railway line turned nature reserve & walk path). "Secret" cool North London feature!

The nearest tubes are Finsbury Park (Piccadilly & Victoria Lines) & Manor House (Piccadilly Line). Easy to get to Highbury & Islington, Oxford Street, Holborn. Even direct to Heathrow on the Piccadilly Line. without changing lines Highbury & Islington overground is one stop from Finsbury Park tube & from there it is easy to get to Dalston, Hackney Wick & Stratford/Westfield.

The nearest overground stations are Harringay (3 minutes walk away - goes south to Finsbury Park, King's Cross, Old Street, Moorgate & Farringdon & north to Cambridge) & Harringay Green Lanes (goes east to Barking & west to Crouch Hill, Upper Holloway, Gospel Oak - by Hampstead Heath - & you can change there to go further & on to West London).

Buses are 29, 141 & 341. You can get the 253 & 254 from Manor House too. Between these you can get to Highbury & Islington, Angel, Newington Green, Old Street, City, London Bridge, Hackney, London Fields, Bethnal Green, Whitechapel, Camden, West End, etc.

The Lea Valley with the River Lea, Walthamstow Marshes & Hackney Marshes is just a short bus trip away. No front yard or back garden - this place is above a flat that used to be a shop - but with so many nearby parks (& pub gardens not too far away) that has never been an issue. It's a great location to get to so many wonderful places so easily.
