2mth Short Let! Large double room in Finsbury Park

Hello! We are Shevanne and Claudio and we have a double room with heaps of storage to share with you in our flat in Finsbury Park that's physically available from this Sunday 10th December (actual tenancy will start on 16th December). The move out date is fixed at 16th February 2024 as it is the end of our current tenancy agreement which isn’t being renewed. We are looking for someone who will commit up from 16th December until 16th February.

The flat is 3 bedrooms and we have an open plan living room and kitchen where we can hang out and cook and relax, and we are very fortunate to have outdoor space in the form of our terrace. The bedroom itself comes with a double bed, chest of drawers, bedside table and ample storage. The desk and all the plants are not included.

The flat is in zone 2, 2 minutes walk from Finsbury Park Station on the Piccadilly and Victoria Lines and there is also a national rail route from the station. There are also several night buses that serve the area and we're on the night tube (when it runs!)

Finsbury Park itself has 2 Lidls and a Tesco Metro both within 5 minutes walk from the flat, plus loads of restaurants and takeaways, a bowling alley (the infamous "Rowan's", if you've ever heard of it!) and, of course, the park. We are in easy reach of Camden and Angel by bus and you can be in central London in 15 minutes by tube. There is also a large Morrisons and a cinema in walking distance.

So a bit about us; Shevanne (39) is a recruiter, carb lover and true-crime documentary addict, and Claudio (38) is Brazilian and only usually here between Friday afternoon and Monday afternoon as he is a live-in carer elsewhere, enjoys church and socialising, and loves an Eggs Royale! Shevanne has lived here for almost 12 years now and Claudio moved in this summer. We both have social lives and activities we do outside of work but are both very chilled. We enjoy both catching up and our individual down time.

We are looking for a new flatmate to move in as our lovely current flatmate is getting accommodation with her new job! Move-in date itself is flexible the letting agreement will be agreed from 16th December as our rent is paid on 16th of each month and the tenancy will also finish on 16th February. If there is any financial crossover with our outgoing flatmate in terms of rent or bills we will make sure it’s sorted out between you.
We don't mind if you're a guy or a gal, where you're from or what you do as long as you're up for our style of relaxed living, notice if we're running low on loo-roll and do something about it, and can pay the rent! We are happy to live with someone who is looking for somewhere to call a home full time like Shevanne, or just needing a part-time base in London like Claudio (same cost, just saying it won’t count against you!) We are pretty easy going as housemates!

The rent itself is £566.66 + all bills which come in at £120-£130 a month each.

The deposit is £466.67 and paid directly to the outgoing tenant for ease but our deposits are held in a Deposit Protection Scheme and a lease amendment for the name change of tenants will be done.

We are planning to do viewings this Saturday 9th December between roughly 12 and 3 and hope to make an offer that day so don’t delay!
