Charming and sunny modest little room in Finsbury

Hey there

I'm Jim, current tenant about to vacate the house to live with my girlfriend.
I am leaving with my deposit in any case and have no interest in renting a shitty room to shitty people.
I'm doing it because it has that little something special and a lot of potential but mostly for my roomates who are awesome people.
The atmosphere is really nice, the house is like two flats, we live under and there are other people upstairs, we all share the same garden and see each other on daily basis.
A bonfire party happened two days ago and with the summer coming i'm pretty sure you'll get to know each other all.

I really like the room, it's single and cheap (i included the bills to the 410pounds rent so we cap around 470 per months and not every 4 weeks, which is a little something already), with a huge window giving right to the garden and getting sun most of the day, really vibrant and enjoyable. The heat is perfect, the room is warm for the morning and the night.
I've bought a double bed for myself which eats a lot of space but you're welcome to do otherwise and i can take the bed out in case you decide a single bed is best for you.

I repeat, single room, don't expect to do your yoga there, it's a nest, a beautiful nest for artists or young professionals who who like a chill atmosphere.
I'm sure Samantha, Jos and Michaela will welcome you with warmth if you decide to stay around, they are very kind and smily girls.

No need to praise Finsbury Park, it's a great vibrant area, coffees, original restaurants, cool bars and pubs all around. We happen to live right next to a bus stop which is like 3 stops from finsbury park station, less than a quick 10min walk away if you like treating your legs right.
Quiet huge residential chic street, 4min from the park (Finsbury) literally at the end of the street, some water spots 10min walk away, perfect location in my opinion.

I really hope this room gets taken by someone who can appreciate the charming things, it can be a beautiful and cosy place to plant your roots in.
I'm not gonna lie, the landlord is a bit cold but he does his job everytime and everything gets fixed in a snap of a finger but don't expect to be friends with him haha.
If the room suits you he'll basically send you a form, asking quite a lot of details about your background, he's really careful so he gets a legal background check done on you, it doesn't mean he's selective, it mostly depend on us, if you're cool you'd be the only one to be recommended and this background check is basic : if you worked the last 6months, have a stable income and can prove it with bank statements etc it will be done in a couple days and the room is yours. He charges 190pounds as reference/admin check for that, which are part of the deposit and given back with it when you move out. The deposit is basic 6weeks plus this fee, it was 750 in total.
He's not the kind of landlord who's gonna try to keep the money for any detail, he hasn't even checked my room yet, quite chill.. but cold, don't expect big convos with him, it's mostly a tenant regime in here, he's just around for the money heh.

Been completely honest so you don't get a bad surprise after-visit, if it ain't a problem for you, you're welcome to come around anytime, i'll free my time with work for it.
