Cosy&Quiet Double room in our Finsbury Park flat!

Ad ref# 8188903

Our housemate, Steve, is moving out so we have a spare room in our Finsbury Park flat! The room is available from the 1st of July but we are flexible on dates.

The room is a double bedroom, and comes furnished with a wardrobe, bedside table and mirror/shelving unit. The desk in the photos is optionally available for free if you want it!

Rent is £685 per month and the bills are around £92 a month per person. That includes water, gas / electric, council tax, internet and TV license. So around £777 a month in total.

As for your future housemates...

Joe is a teacher from Leicester - he's lived in Finsbury Park for a few years now after previously living in Leicester and Sheffield. He enjoys cycling, music, film & TV shows, cooking & aquariums.

Adam is a web developer for an agency in Soho. He previously lived in Manchester and Lancaster and he enjoys cycling, music, cooking, and climbing. He's always keen for a climbing / bouldering partner, and is often at the Castle climbing centre (pre-COVID, sigh!) which is a 10 mins walk away from the flat.

If you are a keen cyclist or climber, or curious to get involved - you are on the right ad!

We are laid back, easy going and friendly. We enjoy socialising and we have a good circle of friends around the area, which I'm sure you would become acquainted with if you wanted to. We are looking for someone who is sociable, easy going and tidy (most of the time) and has a similar schedule to us (standard Mon-Fri daytime working!).

The flat is on the top floor (4 storey building). It is located on a quiet, residential road about 6-7 mins walk from Finsbury Park station with great transport links (Victoria Line, Piccadilly Line, Thameslink, National Rail to Moorgate, many bus routes) and within 5 minutes of cafes, supermarkets, gym, pubs. We're in zone 2 and it only takes 15-20 minutes to get to Oxford Circus by tube, King's Cross St Pancras in 10 minutes by tube. You can cycle to central London in 25-30 minutes.

The flat itself is modern, white walls and wooden flooring throughout. The bathrooms are tiled with large natural stone tiles from floor to ceiling. There is an en-suite in the larger room of the flat (currently occupied) so you would only be sharing a bathroom with one other person - a toilet with sink and a bathroom (separate to the toilet) with sink and shower/bath.

The kitchen is again white, with lots of room to cook and features all the standard appliances - a large fridge freezer, microwave, dishwasher, washing machine, hob and oven. We also have a toaster, kettle, George Foreman grill & slow cooker. The house came without crockery and utensils, but over time we have built up a large amount of these - but please feel free to bring your own items along.

We are also lucky to have a large communal space with a lounge which has a dining table with four chairs, a bookshelf, two sofas, a coffee table, bike storage, a TV which came with the flat and also one of the housemates own TVs as well as two fish tanks. We have freeview channels and use the PS4 as an entertainment system for things like Netflix, BBC iPlayer etc. There is a small balcony leading off the lounge which is suitable for storage, drying clothes and for soaking up views of London (you can see some places such as the Emirates Stadium, Highbury Stadium, Canary Wharf and the Shard).

The exterior door downstairs is accessed via fob and then there is a standard lock and deadlock fitted to our front door for extra security. There is on street parking available via permit from the council or between the hours of 6:30pm - 8:30am weekdays. There is also a lift available in the block to help you move in or if you aren't feeling the stairs at any point.

The surrounding area has a lot to offer. Highlights around Finsbury Park include... several gyms (PureGym, The Gym, Virgin Active), new cafes/coffee shops popping up every month (Check out Blighty Coffee, Sage Kitchen, Yard Sale Pizza, Salt the Radish, Cinnamon Village). A choice of supermarkets, including a LIDL, Tesco and Sainsburys - all around 5-7 minutes walk. Rowans - the centre of entertainment in Finsbury Park, with bowling, ping pong, pool, karaoke and a games arcade. Then there are two of North London's best kept green spaces just 5 minutes walk away - Finsbury Park and Clissold Park. Finsbury Park is great for sports like running, tennis, basketball - it also hosts many events such as festivals and fun fairs. Clissold Park is a bit more relaxed and prettier, with a running track, tennis courts, ponds and an animal park. There is a local theatre near the station called The Park Theatre with lots of smaller shows on if you're into Drama. There are plenty of pubs nearby to check out (see The Clissold Park Tavern, The White Lion, The Brownswood, The Finsbury, The Faltering Fullback). Stoke Newington is within walking distance across Clissold Park, with lots of cool cafes and coffee shops to hang out in (see The Good Egg, The Last Crumb Cafe, Ribbons & Taylor Cafe). Across from Finsbury Park is the Arena Shopping Park, with larger shops such as Argos, Homebase, TK Maxx if you need to pick up any homeware nearby. Also, if you are into climbing - this is a fantastic spot to live as the renowned Castle Climbing Centre is a 10 minute walk from the flat!

If you are interested, we can schedule a video call (as a virtual viewing) to have a chat to see how we get along, tell you a little more about the area and answer any questions you may have.

We will then need to arrange deposits and contract with the landlord/estate agent and some background/credit checks will be done.

If this all still sounds like you may be the right person or if you have questions please do get in touch. Messaging us here on Spare Room is the best way to get hold of us.

Thanks

Steve, Joe & Adam
