Full details:

• Despite the incredibly central location, as the road is a one-way street, it is very quiet - I was pleasantly surprised with this when I moved in, as I was expecting it to be loud and noisy, but it’s really not. There are parking spaces outside for residents, but you will need to get a resident’s permit. The costs of this per year is as follows:
> Eco vehicle = free
> Motorcycle = £56.00
> Engine under 1200cc = £110.00
> Engine over 1200cc = £155.00

• The bedroom itself is a good size. It’s furnished, and comes with a double bed (purchased by the landlord in September 2019), a wardrobe, a chest of drawers, a small side table, shelf spaces recessed into the wall, and a desk with a chair. There is a large window which lets in a lot of light, which is lovely.

• There is a good-sized bathroom, with a bath and shower, with a mirror above the sink and a small storage unit on the wall alongside.

• The kitchen has plenty of cupboard space, as well as a fridge freezer and a small dishwasher (and naturally, an oven and hob; there’s also a microwave).

• Myself and the current tenants paid for a full professional deep clean of the property in January 2020, and have kept it nice and clean since then.

• The flat is nice and warm in the colder months, and retains its heat well. There is a Nest Smart Thermostat installed with the options to set lots of routines.

• There is also a utility room with a washing machine and a tumble drier. The boiler is located in the utility room; British Gas fully serviced the boiler at the end of January 2020, and everything is working well and as expected.

• The location is ideal; you can reach Oxford Street itself in about a 2 minutes from the front door, with Oxford Circus tube station a 5 minute walk away and Tottenham Court Road tube station about 7 minutes away.

Amenities:

• depending on what things you like, there's:
- a pub on the corner of the road less than a minute away (The Champion)
- pretty much opposite that, there's an Adam & Eve gastropub/bar
- around the corner there's Berners Tavern in the London EDITION hotel
- a gym (The Gym) is about a minute and a half away; it's huge and currently undergoing refurbishment
- around the corner from the flat there's Kaffeine, a lovely coffee shop, and you can walk to Starbucks and Pret in, again, 5 or so minutes
- there's an M&S Foodhall on Oxford Street about 3 minutes' walk from the flat, Waitrose under the John Lewis on Oxford Street, and also a couple of Sainsburys Locals too - one in particular (just past Berners Tavern) is open til 11pm on Sunday, which is very handy!
- there's a Homeslice Pizza a couple of minutes away, Mortimer House Kitchen, Patty & Bun, Wok to Walk, Pizza Express, Cote Brasserie...the list goes on!
There’s so much (genuinely a matter of minutes away) - pretty much on the doorstep!

• I myself am moving out as my tenancy in the property was only going to be for a few months, as I am actually relocating outside of London and needed a place for the time in between. The other current flatmates are lovely and sociable, though respect privacy and when we want to keep to ourselves, there’s no pressure to socialise or hang out.

• The total current cost of the property for this room is £637.50pcm, which includes all bills; Council Tax, Water, Gas & Electricity, and Internet. This is a reduced rental amount; the private landlord, who is lovely and in the current situation with COVID-19 is being very generous and reducing the rental amount. This will increase to £830.50pcm (including all bills) from October 2020.
