The house is partially furnished and is centrally heated with double glazing throughout. It consists of a through sitting room, kitchen diner with underfloor heating, ground floor w. c. and first floor bathroom with separate shower and bath. The modern kitchen has direct access to the garden via bifold doors. It includes a range gas cooker with double oven, dishwasher, washing machine, dryer, fridge freezer, microwave and kettle.

On-street permit-controlled residents' parking is available as well as secure cycle parking (cycle hoop).

Forest Gate has a real community feel with lots of local shops and cafes, a Saturday market and community garden. There are primary and middle schools and nurseries also within a short walk.

The landlord and family (1 partner, 1 daughter) have the use of one bedroom in the house, set apart from the other bedrooms, which they use very occasionally during the year (amounting to 2 weeks or so spread across the whole year). We are friendly and easy going and won't get in your way, and for the rest of the time you have sole use of the house.

Broadband and water bills are included within the rent. All other bills will be paid by the tenants (with pro rata contributions from the landlord when the landlord is present). Council tax is Band E.

There are excellent transport links into the city via frequent buses, Cross rail lines from Manor Park and Forest Gate, and London Overground (via Wanstead Park).

No smoking inside the house. All tenancies are 1 year, with minimum term 6 months.

Unfortunately, our landlord license limits us to one family or two individuals as tenants. So if you are a couple without kids, you'll need to rent both bedrooms. For that special situation, we'll discount the total price to GBP1100 for the two bedrooms.
