My amazing housemate is sadly moving out after 2 years, so I'm looking for someone to fill her room and create a friendly, homely vibe with :)
I'm Anna (39), work in advertising and am in my fourth year of training as a psychotherapist. I work from home 3 days a week, and often study at the weekends, so my weeks are pretty full!
I'd love to find a housemate who wants to create a home that's a calm haven, who's equally happy sharing the odd dinner, watching a film together or doing their own thing. I love a chat and some social time, but am also respectful of people's space and the need of a good night's sleep - would love to find someone who's the same.
One thing to note is that this isn't a party house - I don't drink so no heavy drinkers/substances/night owls please :)
HOUSE:
The house is lovely - there are 2 spacious living areas, kitchen, massive bathroom with shower/bath and a sunny shared loft space that we currently use as an office/clothes drying space.
There's a great back patio/garden (green-fingered people and BBQ'ers welcome!) and a huge lock-up shed for extra storage - very handy if you have a bike!
ROOM:
The room is a small unfurnished double. It's very light and quiet, and overlooks the garden and side street. It fits a double bed, wardrobe and side table comfortably.. There's also space just outside the room on the landing if you need it - my current housemate has a storage unit there for clothes, etc. The loft space has heaps of space as well.

Although the room is small, the big house more than makes up for it and there's plenty of space to hang out/put your things :)
LOCATION:
We're less than 5 mins from Wanstead Flats, a huge green space which is beautiful for walks. Wanstead Park (a gorgeous woodland area) is another 10 mins stroll from there. We have the amazing Wild Goose bakery 5 mins from our house, and there are some lovely local cafes nearby. Just down the road you have E7 Movement (a fab independent workout studio) and The Reformery (pilates). The area has a great community/neighbourly vibe and the local people and businesses are all really friendly.
TRANSPORT:
We're just over 10 mins from Forest Gate station on the Elizabeth line which gets you to Liverpool Street in 15 mins, and also goes through Tottenham Court Road, Bond Street, Paddington.
Leyton underground (Central Line) is a 15 min walk (there is also a bus-stop less than 2 mins away that will take you to the station within 10 mins).
Stratford is a 10-15 min bus ride which is hugely handy for transport links and shopping.
MORE PRACTICAL STUFF:
Landladies have asked for new housemate to be a working professional who has steady employment and can provide references/proof of income. Freelancers fine (I'm one myself).
Rent: £900 p/m
Rent doesn't include bills - these generally come to around £250 each per month, and includes fast wifi, gas/electric, water, TV license and council tax (Tax Band C).
Security deposit and one month's rent upfront will also be requested from the landladies.
No pets I'm afraid - house plants welcome though!
