The house containing this front upstairs single bed-sitting room is located in one of Golders Green’s premiere tree-lined avenues, not more than three minutes walk from the tube, bus station, countless shops and restaurants and various places of worship. The room measures 13½ x 10 ft (approx 4.1m x 3m) and is equipped with ample cupboard space, desk, (swivel chair available), chest of drawers, tallboy, armchair and a nearly new bed and mattress. There are four other bed-sits currently let to mature tenants who value their peace and quiet. The house is HMO licensed and compliant, with full statutory fire safety and security. Gas central heating throughout, ample toilet and bathroom/shower facilities (so there are never any queues!), shared kitchen and appliances (gas oven/hob, microwave, electric toaster, electric kettle, refrigerators, freezer, washing machine, tumble drier), communal dining room/lounge in a conservatory “summerhouse” adjoining the garden. Wifi available at no extra charge. The house is in excellent decorative order and is one of two conjoined formerly semi-detached villas, the other being my own residence, where I live with my wife and two adult children and between us we speak English, Portuguese, Spanish, Italian and French. If there are any problems with appliances or utilities I am easily available to deal with them promptly. The rooms are all easily let, which is why I require notice of only a day or two if a tenant wants to leave. Vacancies are rare. I employ a cleaner for the common parts but tenants are expected to clean their own rooms regularly and thoroughly, and between them to keep the kitchen spotless and hygienic. No deposit required but rent, which is inclusive of utilities, bills and council tax, is payable one month in advance. Non-smokers only please.
