Proper double, storage space, Great House w Garden

Hi there,

We are looking for our replacement flatmate or couple ! The double room is roughly a 3.5sqm square shape with deep large built-in wardrobes (full height 1.4sqm addition to surface, four split H1W0.7D0.7) Available furnished or not, current furnishing (double bed, bed-side table, desk, chest of drawers) allows space for additional furniture, given the size of the room. With full south exposure and no tall buildings, it enjoys lots of sunlight and natural warmth, as the windows are full width.

The house itself is a modern, spacious, town house. It has a large full width living and dining room, two comfortable sofas and the dining table can each accommodate seven people easily so small dining parties are almost an everyday treat. With french doors going out into the garden's decking area and beautiful loan, we spend the summer half outside. Vegetable patches and a mini orchard complete the whole picture. Bicycle garage (two lock door) in garden shed, cheap residential-only parking in front of the house always includes some free spaces, the garden is great to chill out or have a party! You won't even bother the other flatmates, whose room is facing the other side. The kitchen is a modern home/cooking/lazy heaven with brand new dishwasher, full size fan oven with grill, powerful contact-plate cooker burner, fridge, full size freezer, powerful and economical smart washing machine etc. No tumble drier means lower bills, and we use the garden in the summer, shower room in winter to dry clothes (see why next).

The shower room is an amazing 1.2sqm fully tiled, well heated and ventilated. Shared with just one other housemate, as the third room enjoys its own bathroom. The shower has great water pressure.
The windows are double glazed and the whole house is warm and well insulated for winter (southern exposure with thermostat and programmable heating means rarely turning it on, for a couple of hours a day). Command of your own heater means you can get it more often, as required.

The house is a 2min walk to Overground and about a 10-15 minute walk to Northern line tube. It is a 5min walk from Parliament Hill and Hampstead Heath. The neighbourhood is residential only, so it is really quiet. Three corner shops and a newsagent within 5min walk, two local pubs 5min away and M&S, Tesco, Lidl, Sainsbury's, Coop within 15min walk. Location offers a great diversity of areas to go to only 15-20 minutes away: Camden Town / Chalk Farm and its nightlife; running or walking on Parliament Hill/ the Heath; Hampstead, Highgate villages; Kentish Town West sports centre or puregym, Lido in the summer, swimming ponds if you're brave and more (great pool and gym at good price)!

You would be sharing with a couple (our replacement) and lead tenant, but the couple have their own bathroom. Couple are 30ish professionals. Lead tenant is Niki, a 32yo male professional, with 5years experience of the property and has been taking care of everything and arranged for the continuous tenancy, which allows the low rent increases over years for a very well kept property. We are like our predecessors chilled out, but busy bees, maybe your are too! Lead tenant away on travel from time to time. Friends and family can stay over. Place feels and treated like a home, always someone staying over Christmas. When he's away, you will have his room to use as you wish, and have guests stay over in his double bed at your leisure, or use it as a study. He equipped the living room with a home entertainment system with large HDTV screen and got it all networked and connected to display pretty much anything and have movie or TV series viewing parties (not in pictures, to prevent burglaries).

Your share of rent comes to £984pcm, bills £79pcm, less per person if a couple. The deposit is £1085 (secure scheme). There is 144£ estate agent admin fee. For those of you who are used to deal with estate agents, this is pretty standard requirement. Costs are non-negotiable and fixed bills include management and maintenance of the house by lead tenant.

Three name tenants (one per couple, or single room occupier) will then have to sign a new contract. The contract is for 6 or 12 months, to be agreed. If someone decides to move out before the end of the contract, there is no problem, all you have to do is provide remaining tenants with a replacement they approve, like we are doing now :). The landlord is not very involved but with lead tenant, all runs smoothly. He will arrange for payments on everything and you will pay on day your salary is paid, in one neat single payment. Whenever practically possible, your name will be on bills (very handy)

The move-in date is flexible, however we are looking for someone to confirm and secure the room fairly soon so that we can all relax... Niki has kindly agreed to meet people ASAP, and has arranged to show the place 7 days a week!
