Double room in central Queer Hackney house

Hey everyone, our housemate has bought a house, so we have a 3-month sublet available in a house share in Hackney E8 (And we would be looking to sign for another year in September!) Move in date 15th June.
Details below...
Rent + bills (pcm): £626.66pcm, plus bills at about. £60 – 85pcm
Tenancy: You will be subletting from a previous tenant for 3-months.
Tenancy: The contract is a 1-year tenancy that started on 15th September 2020 – you would be replacing a tenant who is moving out and would sign a sublet agreement with the agents for 3-months. It’s an assured shorthold tenancy with a live-out landlord (not us) who manages the property through an agency – we haven’t had any difficulties so far with the agent, and have literally never interacted with the landlord.
Benefits + references etc: The let is through an agency who have said they won’t accept benefits, unfortunately, and they ask for a reference from an employer (or equivalent documents for self-employed people, or a guarantor for students). Their exact requirements for references are (in their words):

Landlord reference
Copy of passport / visa where applicable
Deposit: £400
Accessibility info: Steps – there is a step into the house and another out into the back garden, and about 30 steps up to the room which is on the top (2nd) floor. No steps within the floors. It isn’t a fragrance-free house. The shower is also in a bath (as opposed to a cubicle without a step). There is no phone entry system in the house.

Description:
The house is on an estate away from main roads, and it also has a parking space. Hackney Downs and Hackney Central stations are both less than 5 minutes’ walk away, so it’s pretty well connected to North and East London. There’s a big Tesco and an Iceland under 10 mins walk away, the rest of the shops on Mare Street and London Fields or Churchyard Gardens nearby for some green space!
The ground floor has a combined kitchen and living room but with an open dividing wall in between (see pics) and a toilet, and access to the private back garden (which we’re currently in the process of sorting out if anyone has a grand landscaping vision or easy access to gravel).
About us:
There are currently 4 of us in the house, all working from home thanks to Ms. Rona. Over the past 8 months we’ve become addicted to Michael McIntyre’s ‘The Wheel’, developed an unhealthy parasocial relationship with Bimini Bon Boulash and upgraded to an extra-large 10-cup moka pot. Mild cabin fever aside, we all respect each other’s space and needs but are equally up for socialising, eating meals together occasionally etc.

I’m a full-time policy researcher for a charity and active Union member I love finding new places to eat and going on walks to find them (I go for runs as well, but don’t enjoy them). Always up for a chat and hanging out, especially over drinks or at a gig once they open up, but am just as happy chilling by myself with video games, listening to music or weird podcasts, or watching football (I’m sorry to say that I support Arsenal).
