Three young professionals in their twenties and thirties looking for a new flatmate!

Move in date flexible, from now until end of November. Rent and all bills ~£700

We live in a lovely two storey flat, (three storey if you count the entrance hall) there's no upstairs or downstairs neighbours, which is lovely, there is a large living room and kitchen, and we have access to a rooftop that's sunny from 12pm-Sunset! It's easy walking distance from three District Line stations (on both branches), and Earls Court or Barons Court for the Piccadilly Line. Close to pubs, bars and a nice walk to the river.

The double room is fully furnished, with a double bed, wardrobe, desk, chest of drawers, and bedside table. The room overlooks the street below, with a big sash window, the street is busy, but the windows are double glazed, so it's pretty quiet. The busy street means there’s always a store to purchase loo roll and pasta, come the next lockdown, and it's an easy drunken crawl to/from Effes.

The flat has lovely wooden floors throughout, and comes with a living room with brand new windows, a newly fitted kitchen, and 2 newly fitted bathrooms- so there’s never a queue for the loo. The rent is £620 per month and around £700 including bills (which includes council tax, wifi). We’re currently getting new suppliers for cheaper bills, so we don't know the exact price yet.

We are looking for a professional, rather than a student, and ideally someone that works daytime hours. For the first time the flat is now all girls, we're open to any gender though. The remaining tenants are all relatively new to London, the longest any of us have lived in this house is just over 18 months (but do the past 6 months even count?), Hanna is from Sweden, Nikki and I are from the UK. Nikki moved in at the end of August, and we've not scared her off yet! Hanna works as an MBA Admissions Adviser and I work as a Careers Consultant, whilst Nikki works for a charity in a primary school. At the moment Nikki and Hanna are both working in their offices and I'm WFH.

If I’m honest this is one of the greatest houses I’ve lived in, the location is great, the furniture matches, and the Landlord is super responsive to any queries we have, she’s just lowered our rent due to Covid without us even asking, and I phoned with a question about the windows and they were scheduled to be replaced within 48 hours. The house is kept tidy, we're not demanding, but we respect each other and the house, so all do our fair share to keep the house clean - but no one will nag you if you leave a plate in the sink for an hour. On top of that, I think we’re a pretty great group. Ando (who's moving out), Hanna, and I spent the lockdown together and we really made an effort to ensure that we were all happy, and entertained. We’ve had a range of different activities, board game nights, fort building, cardboard box slides, but also respected each other's space when needed. Now lockdown has lifted (or has it, I'm confused) we've been making the most of it, visiting our favourite pubs, and going out for dinner, lunch and breakfast together. For my birthday at the beginning of lockdown the rest of the house created a pub crawl round the house to ensure it was a birthday to remember. Even outside of lockdown we make an effort to do things together, whether it’s cooking a house dinner, chilling on the roof, watching rugby at the pub, or carving pumpkins.

We love nights in front of the television—and watch a lot of crime dramas, Killing Eve, Line of Duty, Happy Valley, Hannibal, The Fall, or British comedies, The IT Crowd, Garth Merangi’s Dark Place, Inside Number 9, and The Mighty Boosh. Nikki and I watch a lot of Drag Race (I'm educating her, she'd only seen two series) and we’re partial to a Lord of The Rings Marathon inside our DIY fort, Nikki prefers the Hobbit, but no one is perfect. There's often an open bottle of wine, though it’s rarely around for long, we’ve also had a few attempts at creating new cocktails. I drink gallons of tea, Nikki tried alcohol free cider and realised it wasn't worth it. When we're feeling more energetic Hanna enjoys yoga, hula-hooping and running (unless she’s injured), Nikki is a keen boxer and an amateur aerialist, and I enjoy torturing myself at the gym, or dance classes. Hanna and Nikki are both vegetarians, I am not, but we still frequently cook together.

We're all quite different and have different interests and passions. We do all have our own social circles, and outside of lockdown, it's not often that we are all in the house, but the house is rarely empty. We are keen to have a flat that's a home. We enjoy spending time together as a flat and want this dynamic to continue. We're a pretty laid back bunch.

We're not party animals by any means, week nights are now spent recovering from a day at work/day wfh. So ideally we're looking for people who work standard-ish hours. However, we're definitely not boring, we often have friends round and hosted a zoom Eurovision party this year. There's just no Wednesday night 4am ragers, and an awful lot of house plants (proving that we're real adults).

During the last lockdown and now in the current climate we have been pretty good at abiding by the rules- we might not be the biggest fans of the government and might question some of the rules, but all in all we decided that sticking to the rules is respectful to each other and beneficial to the house dynamic. It's important to us that our new housemate isn't taking part in anti mask marches, competitive coughing contests, etcetera.

Ando isn't moving out because we’re unbearable people, instead he’s moving to East London for a change of scene, and a flat with a separate office for him to work his 60 hour weeks, as his job is now WFH indefinitely, and we’re all sad to see him go.

The successful candidate will need to pass a referencing check, and will therefore need to earn more than £23,028, and I believe you will potentially need references from both your current employer and your current or most recent Landlord.
