This is a friendly, homely and tidy flat with three easy-going flatmates. The girls enjoy a chat in the common areas but also respect each others' privacy. An opportunity to move in with a friend has come up, which is why I'm moving on, otherwise, I would happily stay!

Bills
- Rent: £650 pcm
- Deposit: £900 (paid to vacating tenant - i. e. me. Although the landlord holds the original deposit in a deposit protection scheme, plus the contract & deposit can be sorted together at the same time so that you feel secure that it's all above board!)
- All bills approx £60-80 pcm

The room
- Furnished: double bed, wardrobe, chest of drawers. The current bed in the room is mine, however the landlord will replace with a double bed, or you can bring your own if preferred.
- Natural light, with a pretty tree just outside, generally quiet as the flats are set back from the road, great for working from home, decent sized space
- Recently re-carpeted
- Door lockable

- Plenty of storage space in common areas
- Clean and tidy
- Not a party house, but friends and partners are welcome to visit/stay occasionally
- Leased directly from the landlord (who's a really nice retired gentleman)

It's worth noting that the landlord is selling the flat as an investment property, in other words selling it with all the tenants included to another landlord who wants to buy a rented property as an investment. The landlord has been really good to us as tenants over the years and is very keen to keep us happy by selling to the right landlord (ideally someone he knows in his network). He's now at a point where he wants to invest in his grown-up children's futures, which is why he's selling, but didn't want to cause disruption to us by just straight-up selling it to anyone for the profit and having to have the tenants vacate.

- Longest stay is 5-6 years, newest flatmate joined in March :-)

- AMAZING transport connections: Overground and buses at your doorstep and Northern Line Tube (Belsize Park, Hampstead, Chalk Farm) a short walk away
- Jubilee line is convenient too (West Hampstead, Finchley Road)
- Walking distance to: Hampstead Heath, M&S Food Hall, Royal Free Hospital, Camden Town, cafes, restaurants, pubs and shops
- a really safe and quiet area

Timings
- Available on 1st November 2020, so the move-in date would be 1st November and rent would be paid that day too
- Lease is 12 months but can be broken early with 1 month's notice
- Rent is paid on the 1st of every month
- Other bills are sorted out between the tenants, with each person being responsible for a bill each
