Gorgeous Large Double Room in Highbury Townhouse

I am sadly moving out of this excellent room in this wonderful flat share in Highbury.

THE ROOM:
A very spacious room with high ceilings and large windows. It comes furnished with a double bed, two wardrobes (there is lots of room for storage), chest of drawers and a desk (perfect for the current working from situation we have all found ourselves in). The room is huge, and if the two wardrobes are not enough for you, there is still plenty of storage space on top of them (due to the high ceiling) or elsewhere in the room with ample space to decorate it to your desire.

THE HOUSE:
The house itself is a well looked after 3 storey townhouse with bright and spacious communal areas including a large open living room / kitchen. There are two bathrooms with two of us sharing one each, so that everyone is not fighting over the one bathroom! The one nearest to this bedroom also has a bath. There is also a nice cosy terrace, which again is south facing and is perfect for enjoying coffee / breakfast in the morning sun, or a glass of wine/beer in the late afternoon!

We also have a cleaner that comes every other week to clean the communal areas but we all keep the property looking well.

THE HOUSEMATES:
There are currently two Irish women (lawyer, doctor) and an English woman (working professional). They are all a joy to hang out with, whether it be trips to the pub, a wine/beer in the sunny Highbury fields. Obviously Netflix, Prime etc. and if you are in the mood for some hanging out sessions - with anything from high quality reality shows (that includes Love Island) to a match of Rugby or a great movie - you name it, we probably watch it!

We do of course respect each other’s personal space, so having large living spaces, as well as generous bedroom sizes, more than allows for this.

THE NEIGHBOURHOOD:
This is super location, just around the corner of Highbury Fields which is a great park to enjoy some sun in the summer or a stroll in the winter. The house is conveniently located at a quiet side street of the Highbury Park road. It's always a great start of the day to walk through the fields in the morning on your way to work.

The house is ideally located in between chic Upper Street and the more vibrant Dalston/Hackney area.

We have four buses a one minute walk away and Highbury & Islington (Victoria line/overground) or Canonbury Stations within a 10 minutes walk. Arsenal and Finsbury Park stations (Piccadilly) are within 15 minutes walk (or less than 5 minutes with a bus!). Dalston and Hackney are both less than 20 minutes on a bus.

THE MONEY / LEASE:
All-in rent is £1,077 per calendar month and the deposit £1,205. Bills are included in the price, which includes council tax, water, energy, broadband, the cleaner and a kitty for house supplies.

The property/lease is now managed directly by the landlord, who is great! He is always on hand to fix any issues we have and is quick to resolve them. It also means no agency fees when coming onboard, winner!

AVAILABILITY:
The room will be available from mid-June. We are relatively relaxed about viewings and work normal hour weeks, with the majority of us currently working from home, hopefully we can arrange viewing times to suit.
