Cosy, sunny double bedroom in a garden mews-house

Hello Everyone,

One of our flatmates decided that it's time for her to start new adventures on her own after two and a half year in the house, so her cosy small sunny bedroom is becoming available.
(Smaller bedroom £520 + bills)

Please note, that although we are advertising two rooms, only ONE will be rented, as one of our flatmate is open to the option of moving rooms within the house, in case we find the right fit for her room. (The bigger bedroom £700 + bills)

THE LOCATION

We are located in a gated mews between Highgate and Crouch End. The closest tube station is Archway (Northern Line) only a 10 minutes walk from our door step, and Central London is a 20 minutes tube journey. Highgate Village, Waterloo Park, Hampstead Heath and Crouch End Broadway (with plenty of shops, cafes and restaurants and two art cinemas) are all within 10 - 20 minutes walk from the mews, and there are great bus connections to Central London as well, only within 5 minutes walk from our house.

THE HOUSE

Is very generously sized, comes with a lovely garden, a garage which we use for storage and where we keep our bikes, a parking space in front of the building within the mews which you can see from your window and which can be yours, as none of us owns a car.

The house spreads over three floors. We have a large kitchen and a dining room on the ground floor with access to the garden, and a small separate guest bathroom which opens from the hall-way. Our lovely, huge living room is located on the first floor, which means that we have plenty of room to chill and relax, and the house never feels crowded. The bathroom - which you will be sharing only with two of us as one of has her own en-suite - was recently redecorated, and it comes with a bath and a shower. The garden is a pure bliss during the warmer months, especially during lockdown times and we love to have our breakfast there and enjoy warm summer nights there with a glass of wine!

SMALL DOUBLE BEDROOM

£520 + bills
(Around £680 during winter months including all bills, and £640 summer months including all bills)

This cosy room is located on the second floor of the house, it has lots of sunlight, it is very peaceful and quiet, and it looks onto a lovely old willow tree. It is currently equipped with a double bed with storage underneath, with two identical white wardrobes, a small desk which you might be able to buy from our flatmate, and it also has it also has its own built in storage which you can access from the hallway. Should you need more extra storage, there is space in the garage.


BIG DOUBLE BEDROOM
£700 + bills
(Around £840 during winter months including all bills, and £800 summer months including all bills)

This is a very large room and has lots of sunlight and overlooks the front of the house and willow tree. It has under the bed storage, x2 storage units, a small walk in wardrobe and a clothes rack and several hanging hooks.
At the moment there is also a chest of drawers and desk in the room, as there is lots of space for more furniture, but these belong to the current flatmate.
You can also directly access the attic from this room for more storage.

ABOUT US

We are three girls from Europe, love our home, and we are looking for someone who would be a nice addition to our household. We all get on very well and live together harmoniously. Whilst we all appreciate spending time on our own, we always find some time to spend together. We do enjoy to have meals together, play boardgames, movie nights and just hang out in the kitchen and catch up about all things in life. We do think it is very important to keep the ambience and atmosphere in the house warm, homely and friendly, and although this is a house where everyone has the space they need, we are dreading the idea of people living together as strangers, so we really would like to find the fourth piece of the missing puzzle, to keep the current vibe as it is.

We are also a super clean and tidy household, so that does involve being respectful of others, leaving the common areas as you found them, and to clean up after yourself. We have a weekly cleaning rota which means each of us gets to clean the house about once a month — although if you prefer to pay for a cleaner to cover your bit, that’s also perfectly fine with

ABOUT YOU

We are looking for a professional female, who is looking for a peaceful and relaxed home. We are looking for a chilled, friendly, clean and considerate person who will make a nice addition to our home, and who is looking for a home, rather then just a room to rent somewhere.

RENT, BILLS, DEPOSIT AND CONTRACT

Both rent and bills are due on the last day of each calendar month. The house is being managed by an agency, who is arranging contracts, the referencing process, deposit forms and all house related procedures. You will be signing a joint tenancy agreement which is being renewed annually, it and is up for renewal in September 2021.

The deposit for the room is £780 which you will need to pay to our current housemate after you have signed the contract with the agency, alongside the official deposit forms. All further details can be discussed during the viewing.
