Small Double Room in Beautiful 3 Bed Flat

I am moving out of my room and need someone to take over my tenancy located in Hither Green! Move-in date is December 7th

About the Flat:
I love this flat with all my heart. It has a lovely private garden with a pond and off-street parking. The downstairs neighbour Conrad is an angel and has a beautiful cat called Pepper aka Pepperoni. There is a really good curry house one road down and a big sainsburys just a little walk away. There are some really love parks nearby and transport is super easy, the flat is a 2 min walk from Hither Green station which has direct links to Lewisham, London Bridge etc. You can be in central london within 15 mins.

About the current flatmates:
Bee has lived in this flat for 2 years now and Lucille moved in in September. They are both teachers so also looking to live with other professionals. Aged 24 they enjoy cooking, watching films, and going to the pub. Would love to have housemates that are sociable as the flat is super communal but also respect each other's space! This is not a party flat, however happy to have small gatherings over the weekend/ BBQ's in the garden. Definitely looking for someone clean and tidy.

Rent and bills:
£500 pcm
This is an unfurnished room, however I am happy to negotiate leaving fixings I've put up such as a mirror, shelf and can also leave the bed for a decent price. There is also an external wardrobe and storage area specifically for this room.
Bills are inexpensive, council tax is around £40/months and water is paid for the next 3 months. Gas/Electric is flexible but usually below £30.

The contract:
The deposit is £613.33pp
You'd be taking over my tenancy so it would be until the 6th September 2022.

**The requirements for tenants are:
they must be in a financial position to afford the rent
they would also be able to afford the deposit
have good credit history
be legally allowed to rent property in the UK

About you:
LGBTQ friendly is a must! Preference on a tenant would be female/non-binary/trans-woman, working professionals. The flat is fairly small hopefully like-minded people who enjoy doing stuff!! (going for walks, going to the cinema) Must be able to respect teachers schedules.
