I'm looking for someone to replace me in a 3 bedroom flat share in Homerton. The room comes comes unfurnished, and there's a spacious storage closet in the hallway that comes with the room. The window opens out onto a secure patio, which is lovely in the summer.

The rent is £725pcm plus bills. Bills (WiFi, gas, electric, water) come to about £50 per month, and we have a parking spot we've been renting out for £100 a month toward bills, which reduces each person's bills by about £30 per month.

About the flat:

The flat is very conveniently located in Zone 2 – just an 8 mins walk from Homerton Overground, 12 mins walk to London Fields, and 15 mins walk to Hackney Central, and close to a number of 24 hour bus routes.

The building was built only 3 years ago (cladding has just been replaced as a safety precaution), and the flat is located on the first floor. The front doors are opened with key fob access, and each flat is equipped with a phone entry system. There are two lifts in the building, so no need to climb stairs (very helpful for moving day!) The building also has secure cycle storage, and a rooftop terrace.

The shared open-plan living area and kitchen have massive windows, so there is plenty of sunlight during the day. We have tons of plants, so it's a very cozy space. There is also a washer/dryer and dishwasher in the flat. You would share a large bathroom (shower and tub) with one other person.

The flat is let by a private landlord and he covers all building maintenance fees. The landlord will want to carry out referencing and credit checks, and then add you to the contract with the other tenants (tenancy set to end 31 May 2021), but there are no fees for this. He takes one month’s rent as a deposit, and then the monthly rent is due the first of each month, paid in full with the two other tenants.

Current flatmates:
There are two other people living in the flat, both queer and vegan. In the current situation, both are working from home. The flatmate with the master room and en-suite is a university lecturer and works from their room, and the other is a yoga instructor who teaches remotely from the living room a few times a day. You would be more than welcome to join in the yoga!

In addition to the two people, there is also a dog and a cat. The dog mostly keeps to herself and loves laying out on the patio most of the time, so you don’t see her that often, and the cat is very affectionate when she’s not asleep. It's important to the current flatmates that the flat stays vegan, so even if you're not vegan yourself, you have to be willing to keep meat and dairy out of the kitchen.

The ideal person for this flat is vegan/vegetarian, queer or LGBT friendly, and happy to socialise, but doesn't plan to host any raging house parties.
