Large double room available from early August (date of current flatmate moving TBC) in Hoxton. It's a very homely and (usually) tidy flat and we're looking for someone who will maintain this feel and respect.

- Single occupancy only
- Must be happy to live with a small tortoise :)

The room:
- Big double (biggest in the flat): 3.9 x 2.8m plus 2 built-in wardrobes
- Furnished, ready to move in: bed with comfy mattress, 2 built in wardrobes, chest of drawers, a bedside table and desk (lamps available!)
- Large window (catches the morning sun) with some nice blossom tree just outside. Note the room is at the front of the flat
- Solid wooden floor boards

The flat:
- Big, sunny living room leading to the back patio
- Great outdoor space – front and back patios with BBQ and garden furniture. Currently growing veg
- Sheltered area to lock a bike
- Big kitchen with lots of work space and new appliances
- Shared bathroom
- It's a 3bed flat so really spacious (particularly for London) and the small room will be kept as a spare

The flatmates:
- You'd be living with 2 people, never any more: Sarah (live-in landlord) and Jem. We're a couple, 29 and 31 yrs old and working professionals in central London

Rent includes bills (water, gas, electricity, broadband, council tax, TV license with Netflix and Prime). Then outside of rent we have a cleaner who comes every other week @ £35 a visit - so £12.50pp every fortnight in cash / Monzo Sarah every few visits.

The area:
- Flat is on the edge of zone 1-2, between Hoxton and Haggerston stations, <5min walk to each
- 2 bus stops <1min walk
- Close to central:
Bank (straight road), 25min direct bus / 35min walk / 10min cycle
Liverpool Street, 15min direct bus / 20min walk / 7min cycle

Nearby amenities:
<5 minute walk to:
- Sainsbury’s, Tesco, some swanky food stores, Iceland and lots of convenience stores
- Vietnamese strip
- Heart of Shoreditch
- Haggerston park
- Canal with cafes

Short walk to:
- Old Street (15 mins)
- Brick lane (15 mins)
- Columbia Road (15 mins)
- Victoria Park (20 mins along the canal, a beautiful walk)
- Angel & Islington (30mins in the other direction, along the canal)
