Hello!

I have a large bright double room available. Big window and wooden floor. Warm and cozy, facing south. It comes fully furnished.

The room comes with a brand new orthopaedic mattress.

The flat is in Hoxton, a quiet area next to Shoreditch park but very close to the lively areas of Shoreditch and Angel/Upper Street, full of pubs, restaurants, cinemas and other recreational places. It is also 5 minutes away from the canal, which is great if you like biking or running.

7 minutes walking from Old Street tube station and 15 minutes away from Angel tube station. You can take Northern line here. Just two stops to King’s Cross and two/three stops to Bank/London Bridge. Well connected with buses also.

The flat is shared with one guy, at the moment, and I am looking for two more flatmates. Three flatmates in total. I am a professional software developer. I am in my early thirties, working full time. In my free time I do photography and writing. Friendly and easy going. Clean and respectful. Plus I have a cleaner coming twice a month.

The flat has a separate kitchen with very spacious living room with balcony. One bathroom and and also small toilet with basin downstairs (see plan of the flat attached below).

The room is £734 per month, bills are not included. We add all the bills in Splitwise app and do the math from time to time, so what everyone actually pays every month may fluctuate but we always break even. To give you an idea, the last few months we have paid around £80-£100 each per month, including Council Tax, gas, electricity, Internet, water, and cleaner.

No smokers please.

The landlord is pragmatic and reasonable person, easy to communicate with and solve any questions. However he will require from you to be a full-time worker (he will ask you for your contract of employment).

Security Deposit is £900.
