The Room:
- Very spacious room with double bed and comfortably fits space to put a desk for home working and even gyms mats, exercise etc (ideal for those who need to work from home)
- Please note that the desk and chair is not included with the room, but everything else is (e. g. double bed, mattress, built in wardrobe, bookshelf)
- Nice bright windows to let in natural light during the day
- There is not an ensuite bathroom in the room, but given the other bedroom in the flat has an ensuite, you effectively get exclusive private use of the main bathroom in the flat which is bigger, and has a bath

The Flat:
- Conveniently located to Caledonian Road station (0.3m, 6 mins walk) and Highbury and Islington Station (0.5m, 10 mins walk)
- Modern, relatively newly built and furnished (the apartments were built around 7 years ago)
- contains a balcony overlooking Paradise Park
- spacious open plan kitchen/living room area
- washing machine, dishwasher and tumble dryer all included

Flatmates:
- The other two occupants are a couple, Harry and Polly (see my profile pics to see them) who live together in the other ensuite room
- Polly is a primary school teacher and Harry works in venture capital working with the video games industry
- Both are the nicest and friendliest people you will meet (clichéd, but still true!)
- They are looking for either a single occupant or a couple in their twenties, ideally working professionals.

Tenancy and bills:
- The tenant will take over the remaining 11 months of my tenancy agreement until 20th Oct 2021. I will pay my last rental payment on 10th Nov, so first payment will be made around 10th Dec 2020, but you can move in around the end of Nov.
- A deposit of £808 is required
- £840pcm covers only the rent (if moving in as a couple, the rent will be slightly higher to account for shared living space)
- Council tax is £165 a month, split evenly between flatmates (i. e £55 a month for a single occupant, or £41.25 each for a couple)
- Internet is £26 a month split evenly between flatmates
- Utility bills comes to around £60 a month split evenly between flatmates
