The room for rent is on the lower ground floor, along with the bathroom and the kitchen / dining room, which leads onto the garden. The upper ground floor has the main front door, leading to the living room, my studio and Cecilia's bedroom. Upstairs there is my room, the guest room, a shower room and space for hanging laundry. At the front of the house there is a bike shelter for one bike

LOCATION
Fantastic location! 5 mins walk from Kennington tube with excellent bus and train links. 12 mins walk to Vauxhall, 15-20 to Waterloo, 40 to Trafalgar Square.

HOUSEMATES
Sharing with me (37 y/o artist from Sussex), Cecilia (39 y/o science writer from Italy) and a friendly. well behaved little dog (low allergy breed). Current flatmate is moving out to a new job in Africa (exact date TBC but likely mid-November)

TERMS

Rent: £690 pcm
Bills: approx £210 pcm including utilities, council tax, good fast broadband, all household non-edibles (detergent, loo roll etc etc) plus £27 pcm for fortnightly cleaner. (We periodically calculate what bills have actually been and work out the overpayment or underpayment)

Rent + bills + cleaner payable monthly in advance (Total £900 pcm)

Deposit: £690 (held by Deposit Protection Service)

Couples:
A couple is possible for this room. The rent is 20% higher and bills are split by the number of flatmates rather than the number of rooms.
(Note: I'm sorry, the house isn't suitable for a parent and child sharing).

Viewings from Monday to Friday this week (Monday and Tuesday we've got very limited availability, so if possible, please come Wednesday or Thursday!)
