Double room, garden -Kensal Rise- dog lover needed

I have 1 large double bedroom in 2 bed flat in Kensal Rise. The room comes with 2 large double wardrobes but you need to bring your own bed or I can possibly purchase one. The room faces the rear of the property and has nice high ceilings. The date this is available from is pending but from the 23rd Aug is an estimate right now. I’ll confirm asap.

It is a great sized ground floor flat with an on drive parking space that can be used if needed, the flat consists of two double bedrooms, bathroom, lounge and sun room it also has a lovely sized garden. The kitchen has a washing machine and a dryer and all equipment.

My current flatmate is moving and I am looking for someone new, the flat is located in Kensal Rise and is also only a 15 minute walk from Queens Park, it is just off a very efficient bus route (52, 6) and is only a 4 min walk to Kensal Rise Overground station which has a great route into the city, 15 mins to Kensal Green Underground, Willesden Green as well. The area is really mixed with different shops and bars and has a safe feel to it, you are also only a 20 minute walk away or quick bus ride away from Notting Hill as well.

I am a single person who works 2 days in office and 3 days from home. I am looking for someone who is clean (obviously!) and tidy (within reason!). I’m 41 and have lived in London for about 8 years, I’m friendly but also like my own space, I’m more of a home body than I once was! I have a terrible habit of talking aloud (sorry- it’s a one women show) and have an allergy to yoga! I’m a big fan of major breakfasts and Disney movies come Saturday morning. I no longer drink and my preference is no big drinkers but lm not dictating! That’s more from experience.

Now onto the dog! I own a 9 year old dog called Dylan, the official love of my life 🤣I’ve had him 2 years and he was rescued from Serbia, he has had a very traumatic life and as such has some kinks so I need someone understanding. He is in no way vicious at all and would never harm anyone, however he is territorial about my room, as such until he settles with someone you will get a bit of growling and a run away bark, I’m keen for someone who has the dog knowledge and empathy to build his trust, it would be great if someone was happy to be a little involved if but not to much expected. Ideally I’d like someone willing to come on a walk or 2 a week and to put a little time in with him to build trust but I try not to ask to much.

Bills are about £160 a month and I ask someone to go half’s on a weekly cleaner which is £15 each a week… it’s Friday morning. I provide Netflix & Amazon in the lounge 😄
