Cosy Very Affordable Room in Kensal Rise

As I am leaving after a 3 year stay in our spacious and lovely home near Kensal Rise station in North West London a room has become available.

The remaining flatmates are two friends, a young male accountant and female NHS worker, who met through this house-share.
Please bear in mind that one flatmate works from home and another is a frontline worker who has face-to-face contact with Covid positive patients but she has been vaccinated and gets tested multiple times a week.

The available room is quite small but cosy and it comes with a double bed, chest of drawers, full length mirror and a large built in closet in the hall that can be used for storage. Due to pandemic rent is significantly decreased and your room will only cost £400 per month (plus around £80 in bills).
Whole house has wooden flooring and is fully equipped. It has a washing machine, dryer, microwave, dishwasher, lawnmower, (several) BBQs, etc. As you might imagine, we enjoy spending our time in the garden a great deal during the summer. The kitchen is fully stocked with plates, mugs, cutlery, etc.

This is a laidback LGBTQ+ household who enjoys good food and good company but also respects each others privacy and safety, especially since all are working professionals.
Because of the pandemic nights-out are impossible but we try to be social with each other and have regular dinner/game nights.

Unusually for Zone 2, a peaceful goodnight’s sleep is standard in this area and street.
Our house is located a 7 minute walk from Kensal Rise Overground station, and a roughly 15 minute walk from both Willesden Green (Jubilee Line) and Queen's Park (Bakerloo Line and Overground) stations. There are multiple bus stations within several minutes of the house.

The area that we live in is exceptionally green. Tiverton Green, a large dog park, is a 2 minute walk away from our front door and beautiful Queen's Park is some 5 minutes away on foot. We are roughly 20 minutes away, walk included, from Hampstead Heath by the Overground. Overall, the area is quiet, safe and green. Being in London, there are, of course, about 10 pubs within a 10 minute walking radius in all directions from the house, whenever this will be relevant again. Within this radius there are also shops (Tesco’s, Sainsbury’s, M&S included), restaurants, butchers, yoga studios, gyms, specialized wine sellers and even our very own local boutique cinema, Lexi Cinema (we are hopeful that they might open their doors soon). Queen's Park contains tennis courts, minigolf and other activity areas for outdoor fun.

The lease is from the landlord directly, and we maintain a great relationship with him. Consequently, there are no agency fees to be paid.
