Double Room for Rent - Lancaster Gate, Paddington

Hello,

I'm looking for someone to take over my tenancy for my room in a 3-bed flat as I'm moving back to Canada. The flat is within a 5-10 minute walk to Lancaster Gate, Paddington, Bayswater and Queensway stations.

The Room
The room contains a double bed, closet and other storage space.
The flat has 3 bedrooms, 2 bathrooms (you will be sharing a bathroom with 1 other person), a living room, dining space, and a kitchen from which there is a balcony.
- Please note - the room is small like the picture shows.

The Flatmates
You will be living with 2 friendly working professional women in their late 20's/early 30's. We are looking for someone similar, who is a working professional female of a similar age range.

The Neighbourhood
The neighbourhood is great! The flat is on a quiet street a quick walk away from Lancaster Gate, Paddington, Bayswater and Queensway stations, so tons of transport at your doorstep. (Super useful to have the Heathrow Express a stone's throw away too!).
There are tons of grocery stores, restaurants and cafes within a 5 minute walking distance away as well.

The Rent and Deposit
The rent is £700 per month, with an extra £100 to be paid each month for bills. The lease will expire in November, with a potential opportunity to renew.
The deposit is £1060, plus a £300 name change fee on the tenancy agreement. These are kept in a protected scheme with the letting agency.
Since I'm moving out before the tenancy is up, this means you will have to pay the deposit directly to me before you move in.
When you move out at the end of the tenancy, the deposit will be returned to you from the letting agency.
