One bedroom available for rent in a two bed, top floor flat (three floors up) within a lovely complex, just off Belmont Hill in Lewisham.

The flat is south facing, so the light shines straight through the windows on a sunny day in the lounge (and in your bedroom too). The flat boasts double glazing, central heating, and free off-street parking. There is a lovely community feel to the complex and the grounds are well kept, with bbqs and picnic tables for use during decent weather! Our block is key fob entry, so if someone calls up to the flat, you have the option of connecting the call straight to your phone (quite handy when you’re out and having a parcel delivered as you can remotely let them into the building). The front door itself has double locks.

Lewisham markets and shopping mall (Boots, Sainsbury’s, TK Maxx etc) are a seven'ish minute down the hill. Lewisham station is a 13 minute walk away (I’ve run and made a train in 10, though I wouldn’t recommend….).

In the opposite direction is a 13 minute walk to Blackheath Village, with a great selection of pubs, restaurants, and shops.

The flat has a combi boiler, with two fridges and a freezer, gas job, oven and a Bosch washing machine. Both the oven and washing machine are fairly new.

The bathroom is a power shower over a bath, toilet and sink all in the one unit.

Your bedroom is a bit smaller than the second bedroom however, you have the benefit of having the lovely light coming through on a sunny day!
As there is a size difference between bedrooms, I'm happy to negotiate paying slightly more for my room seeing as it's bigger.

Full disclosure - I don’t currently live in this flat - my agreement is coming to an end, but I know the ladies currently living there and dealing with the landlord directly.

You will be sharing with me, late twenties, I work in the evenings (pursuing arts/sciences during the day), I am a foodie and pretty laid back and relaxed. I am not vegan or vegetarian, though I totally respect if you are.

Ideally, I am looking for someone who works during the day (preferably not from home) and is friendly, mature, clean and tidy. I find it’s best to have a cleaning rota for sharing situations for the communal areas, so we are both on the same page and it isn’t left to one person - it’s more respectful that way. I work anywhere from 4-5 evenings a week, so you’ll have the flat to yourself a lot of the time from 4pm until the wee hours.

The rent is £650 per month, not including bills.
Internet is around £22.00 (£11 each).
Water is £27.00ish per month (£13.50 each).
Council tax is £130 a month (10 month billing period -£65.00 each).
Electricity and Gas can range anywhere from £50-£90, though I’d like to get a smart metre so we can monitor this...

At a maximum during winter, you’re looking at around £785.00 all in.

I am trying to be more sustainable and planet conscious, so if you like to go to bed with the TV switched on, heating left on full, and the house ablaze with lights - you’ll be much happier elsewhere as this isn’t the flat for you.
This includes leaving a sink full of dishes that has been left for a few days - 'Clean as you go' flatmates are the best!

There are quite a few elderly residents in the block so it isn’t a 'party complex', or a party flat - it just isn’t that sort of place. I have friends over occasionally for dinner, but would always let you know in advance. Obviously, you are welcome to do the same.

There isn’t a lot of storage (apart from a roomy cupboard in the hall) so may not suit someone with a lot of belongings.

I am waiting for an inventory list from the landlord - but as far as I’m aware we have a couch, table and chairs, there may be a bedframe and bed up for grabs, but will have to confirm and see.

A few things you should know before contacting me:
- The move in date is March 1st, there isn’t a lot of leeway with this date though we may be able to stretch it a few days after this if needed.
- As we will be renting from the landlord directly, she wants me to find someone by January 25th - this is for her assurances, as according to her, estate agents will take up to five weeks to find tenants and she doesn’t want the flat to be empty.
- To clarify, we would be signing a contract around the 25th of January but the security deposit, and first month's rent will not be due until just before/the day of the move (March 1st currently).

The landlord has requested the following:

- Last 3 months of payslips
- Last 3 months bank statements
- Copy of work/employment contract, which must state salary/wage.
- Copy of Passport
- Copy of Visa/Work Permit (if relevant)
- Reference letter from previous landlord or telephone number of previous landlord
