Double room - 5 min walk to Leyton tube station

I'm looking for a housemate to move into a ground floor flat with a garden. The room available is at the back of the flat, it's quiet and looks into the garden. It's furnished with a new ottoman bed with under bed storage and new Ikea pax wardrobe. All bills included (Broadband, Council tax, Utilities, Netflix). Rent also covers toilet roll, home cleaning products, olive oil, salt, pepper and spices.

The flat has 2 bedrooms, 2 living spaces, kitchen and bathroom on the ground floor. One of the living areas is a basement has just been refurbished which has another bathroom too. I've put a sofa bed down there and a TV, it's like a home cinema! The garden is large and is a bit of a project but there's a couple of loungers so the sun can be enjoyed. There is also parking available. Leyton underground is a 5 min walk away and so is Asda and some other shops. Francis Road is a 15 min walk and Hackney Wick/Here East is a 20 min walk away (I love a drink by the canal!)

I'm pretty chilled and sociable, in my spare time I love to cook, walk my dog, go to the gym (pre lockdown), see friends...the usual! My dog Zeta is 12, she sleeps most of the time unless there's food around. She has a great temperament and she sleeps in my room. It would be nice to live with someone who likes a chat and hanging out but also respects some space. Netflix, wine, local pub nights are all welcome...and dog lovers!
