Super cute double for single person in Leyton flat

Kitchen (we're changing some furniture)

It's your lucky day.

We have a super cute and v v cosy double room for a single person, in our gorge 3 bedroom apartment in east London.
It's bright, it's clean, it's got its own bathroom it's got a view of the park (kinda) and it's available from the end of October.

LOCATION
We are 2 mins walk from Leyton Midland Road Overground, 12mins to Leytonstone, 17mins to Leyton and Walthamstow is a 20min walk.
There's a Sainsbury's local at the end of the road and a big Tesco a 5min walk away- also Leyton Leisure Centre, Poundsaver and some of those tacky homeware stores that sell everything but never have what you need.
Snaresbrook/Epping Forest is a nice stroll for outside space and a weekend walk and Hackney Wick is 30mins away for all your alcohol-based needs.

THE FLAT is on the ground floor of a big Victorian conversion and all the rooms are separate so we never hear each other snoring.
The communal living space is a bright, beautiful lounge/kitchen/diner, with floor to ceiling windows, which open right back for those summer evening Gins & BBQs.
There is a large garden (very weedy at the moment, so apologies for the pic- honestly, if you can sort the garden out you're basically as good as moved in already. I'm done) which is a suntrap in summer.
We generally go about our own lives but come together in the evenings to offload and console each other- or to play games, watch movies, make Christmas decorations and critique the newest Drag Race episode.
*Important*- This is not a party house. We do have friends over for dinners, drinks, and birthday parties etc, but overall we like it chill.

THE ROOM is let's say, modest? Compact? Cosy? Either way, it's lovely and is available unfurnished, however, the current occupant (that's me) did install some hanging rails and will leave them because he is so nice.

BILLS
Bills are split three ways, and each of us takes responsibility for different ones- it's very grown-up.
All bills are paid on the 1st of the month and are around £95 each.
You will also need to clear referencing and complete a right to rent check with the letting agent.

FLATMATES
You would be living with two adorable gays who can't wait to meet you.
- JACQUES is the OG flatmate and has been living here for two years. He works for TFL and plays softball and baseball at the weekends. He can usually be found singing along to 00's R&B in his room while doing very important TFL stuff that Jordan doesn't understand. Either that or he'll be cooking or out romantically wandering the city.
This boy loves pizza.
- JORDAN does a bit of this and a bit of that. His day job is as an SEN teacher and mental health mentor, but is also a freelance photographer, and is currently interrupting a performance MA. He is big on art and culture, as well as music, food and clothes. Jordan will be grateful for you if you join him instead of judging him for drinking wine on a Tuesday evening, and you will get on if you love chinwag because chinwag he can. Jordan is also in charge of Christmas decorations

YOU should be Queer or Queer-friendly. Straights are welcome but no toxic energies, please.
We would love to live with someone who wants to get involved and get to know us and vice versa.
You should be clean, tidy and prepared to share the cleaning and hangover nurse duties.
The space would suit someone who works outside the home and who is not home all day every day.
We'd love someone who is friendly, has good banter and is judgement-free.
