Three lovely pubs within a 2 minute walk and close to Wanstead Flats and the Olympic Park. We have a Peloton which you can use if you want to contribute to the monthly cost, but absolutely no pressure to do so. We have a 3 yr old but he sleeps through the night and you won't be able to hear him from the room on the second floor. Having people round is fine as long as we have a bit of advance notice.
