Quiet Home near Wanstead Park

I'm looking for one new female tenant to share a house that's situated near a large park. The room [Room no. 2 in photos] is on the upper floor. It has wooden floorboards and a built-in cupboard. It is west facing and overlooks the garden at the rear of the house. I currently have one other female tenant, an architect, age 29.

The house is in an excellent location. It's just a short walk to the shops and tube station. The park [part of Wanstead Flats] is literally just a few doors away, ideal for those who like to hike or go for a morning run. For cyclists, there is easy access to miles of off-road cycle trails.

Leytonstone is a safe and neighbourly part of London with a good selection of shops and cafes and friendly pubs. There are good links to public transport. Liverpool Street station is just 15 min. away on the Central Line. We also have a number of good bus services with direct routes to Stratford, Hackney and Wanstead.

The house itself is tidy, 'homely' and has a bit of an 'arty' vibe. It is 'low tech' ie. there is wifi and a washing machine but no dryer or dishwasher. We are into our recycling! Please be aware that it's not a party house. However, the atmosphere is friendly and welcoming and would probably best suit those looking for somewhere calm and relaxing to chill after a busy day.

I should mention, I'm not keen on too many house guests, so if you have a partner or are the dinner party type, my place may not be for you. It is really better for those who prefer to socialise away from home.

Myself, I am an artist and I have a studio in Cornwall. My plans for the coming year mean I will be out of London for most of 2024, so essentially it will just be the of two of you sharing the house together. I need tenants who don't mind helping to manage the house and garden - this might mean forwarding post, mowing the lawn or calling a plumber if needed. In return, you will have a lot of autonomy. For this reason I am looking for someone who is responsible, independent and a good communicator. It would be ideal if you who have some experience of living on your own.

I should mention that my other tenant has an online singing lesson every Monday evening. Also, due to my personal circumstances, I am unable to offer long-term or permanent accommodation. A professional person looking for a short-term let would be ideal.
