Double Room next to Bakerloo St on Edgware Road

Hi,

My current flatmate is moving out and I am putting up the smaller room in our house for rent.

The house is right next to the Bakerloo Tube Station on Edgware Road. There is a Sainsbury’s local right next to the house with a full sized Tesco, Tesco Express, Marks and Spencer’s and Waitrose within 10 minutes walking distance. The house is also 10 minutes away from Little Venice sports centre where there is a gym and other sports facilities. Paddington canal is also 20 minutes away along with Paddington tube station which now has the Elizabeth Line. The house is also just a 15 minute walk away from Oxford Street.

The house is also very close to UCL ( my current flatmate studies there ); 20 minutes by tube and 35 minutes walking.

I am currently living in the smaller room, there is a double bed, full sized cupboard and side cupboard provided by the landlord. There is also an option to ask for different or more furniture when the contract renews. The desk in the room is mine but another desk might be available when my flatmate leaves. The room gets lots of sunlight and remains at a good temperature throughout the year.

The kitchen and living area is combined, it is not large but it is sufficient for cooking ( I cook almost everyday ) and sitting down to eat. We usually go out to socialise but have had some small gatherings in the house as well. I work as a mechanical engineer and I have a large 3D printer that I currently keep in the living room ( you are welcome to use it, I’m currently printing a full set of the Mandalorian armour ). I also cycle and have my bike stored in the living room, along with an electric scooter but I will move these to larger room. You are also welcome to use the electric scooter if it’s free.

We have a small shared toilet + bathroom, a washing machine + dryer, an oven and 4 hobs. The electricity and gas are pay as you go so we end up spending less money than a postpaid system. The average utility cost is 130 pounds per month including wifi and water. The council tax is 70 pounds per month.

I go in to office ( near angel islington ) 2-3 days a week and work from home the remaining days. I often build robots from home as well if you’re keen on learning more about that. I cycle in Hyde Park regularly and also go for longer rides once every month, we also have a group that plays basketball 2-3 times every week. On the weekends I often go out to new restaurants, Edgware road has many budget friendly Lebanese and Arab restaurants that serve amazing food!!

I am quite clean; currently the whole house is vacuumed and mopped twice a week.
