I have a double bedroom available to rent in a cosy house, in a New Cross Gate/Deptford area cul-de-sac. It is only a 6 minute walk to New Cross Gate station, with National Rail and London Overground services and a 10 minute walk to Deptford high street/ market. There are 2 parks, less than 5 minutes from here which have great open spaces.

I am a teacher and was living here with my sister but she has since moved out so now there is a room going spare. The house has quite an open plan downstairs and extends to the garden which I have been spending some time replanting and making into a sociable space.

I enjoy cooking, gardening, DIY and hanging out watching Netflix. It would be really nice to have someone move it who is both sociable and enjoys their own space. I like bulk cooking for the working week (pre-Covid) so I've always got meals available that I'm happy to share. I've also really enjoyed decorating and improving this property for the last 2 years to give it the homely feel that it now has.

The property was let to us unfurnished by the estate agents but I have put a bed and simple furnishings in the available bedroom. The tenancy agreement is up for renewal in September so if a tenant doesn't move in then I will have to leave, so I have been hesitant to purchase more furniture, but I am willing to make sure that whoever moves in has what they need to make them feel at home here.

The garden has a small patio area and a lawn, with flower beds to the sides. It would be perfect for someone who is into gardening, as I am not using the beds to their full potential! There is a shed with space for a bike and non-restricted parking in the street.

Rent is £725 per month, which does not include bills. Bills are approximately £140 pcm. and includes high speed internet and all utilities.
Deposit required is £836.50 plus a months rent in advance, which is set and requested by the Estate Agents, Keatons.

ID
The 'Right to Rent' scheme requires Keatons to check and copy the replacement tenant’s EU passport in person. Alternatively, they can get their ID certified at your local Post Office. Please note that if they do not have an EU passport, alternate forms of ID will be required.

We are unable to accept scanned copies of ID without them being certified by the Post Office.

Employment Status
They must be in permanent employment or self-employed, if these do not apply they may have to provide a guarantor. Please note, your guarantor will be required to earn 3 X the full monthly rent in order to pass referencing.

Rent
Please note our referencing company will base your share of rent on an affordability criteria of 2.5 times your share of rent, per annum subject to a minimum salary of £18,000 per annum.

Deposit
The deposit is placed in a protection scheme at the beginning of the original tenancy and cannot be released until the tenancy ends. You are required to make arrangements with the exiting tenant to pay them their portion of the deposit. The exiting tenant is required to email Keatons/Landlord once received. We will then update the certificate, sending on copies to all tenants.
