Double room in lovely East Dulwich/Honor Oak flat

I have a large double room available in our lovely split level flat. We're on a beautiful, quiet road with free parking, 5 min walk from Peckham Rye park which is gorgeous year round. There are several shops, pubs and cafes close by and Honor Oak Park overground station is within walking distance. Peckham Rye station is a short bus ride and several bus routes begin at the end of our road into central London.

We have a large bathroom with separate utility room for the washing machine and storage, and a good sized living room and kitchen. The flat is furnished with new sofas, TV, wi-fi and new double glazing.

The room is unfurnished but the current tenant is looking to sell her bed and other furniture before she heads off on her travels :) The flat is clean and in a quiet, safe area, I've lived here for almost three years and love it!

I'm looking to replace my flatmate who is off to see the world with the room available from 7th October. We have a joint tenancy with the letting agent Portico who will require a full reference and credit check for new tenants. They will sort out any issues with the flat with the landlord directly, taking the hassle away from us.

We pay the utility bills separately which are about £135-£140p/m.
