I have a room available in my house. It's a small double room in a large, 3 floor house.

The current contract comes to an end in January, but the two of us aren't looking to move any time soon and would ideally want to avoid having to find a new tenant again. So, if you're in the market for a longer stay, please get in touch! We are tenants and you would be another named tenant on the tenancy agreement.

The referencing is done via an external referencing company. The referencing is paid for by the landlord. Thinking back to our referencing, we each had to provide a previous landlord reference and proof of earnings through the online portal. The referencing will be completed by the management company, who will require your full name, email address, phone number, and employment details. The affordability that the management company are looking for is annual total earnings of at least £21k (before tax). They don't accept benefits as income.
There will be a change of sharer form to be completed, but the charge for this will be taken care of by the person who is leaving.

The house is three floors. The living room, one of the toilets, the utility room, kitchen, pantry and dining area are all downstairs. There is one step from street level to enter the house.
The room in question is on the first floor, along with the other toilet and the bath & shower room. There is one flight of stairs to that floor (16 steps) with an accompanying bannister. Although it's technically on the first floor, the bath & shower room is 5 steps down from the level that the rooms and toilet are on.
We have a garden that is all level once outside, but there is a step down from the dining area into the garden.
We don't have any pets, but we do own one pre-loved sofa and papassan chair that came from a household with a dog, and a pre-loved sofa set that came from a cat household.
It is a low fragrance household. I make wax melts and they are used from time to time, mostly in bedrooms instead of communal areas.

The house is a 5 minute walk from Selhurst station, which is in the Croydon borough. From Selhurst, it's 20 minutes to Clapham Junction and 30 minutes to London Bridge or Victoria. It's also a 5 minute train to East Croydon where you can get high speed trains if you're in a rush! Central Croydon is a short bus journey, 5 minute train, or a 30 minute walk.

There is a lockable bike shed in the front and some room for parking. There is a car in the household already, so it might require some organising and juggling for logistics regarding the drive.

There is a large Sainsbury's a 15 minute walk (or 4 minute drive) away.

There are lots of restaurants and bars in Central Croydon! There is also a good selection of takeaways.

There's lots of shared storage throughout the house!
There's a big screen TV in the living room, which has Netflix and Amazon Prime, as well as a Chromecast. We also have access to Disney+.

The garden is spacious and cosy with a lot of cute touches, like fairy lights. We also have a barbecue and an inflatable hot tub. We pack the hot tub away when it's not in constant usage to cut down on the effect on bills. So planning usage is a good idea!

The kitchen is really spacious and ideal for people who like cooking and/or baking. We have a double oven which is pretty high tech! We also have an induction hob, with a separate gas ring. You are more than welcome to use the pots and pans that we have in the house, or bring your own! We have a dishwasher!

We have an American-style fridge freezer with a water dispenser and ice maker, and the kitchen sink has a separate tap for filtered water. There is also a large pantry which is ideal for non-perishables. The two of us have Costco membership cards which allow each of us to bring a guest, so if you ever want to stock up on baked beans or olives, we got you covered.

We tend to buy our household amenities (toilet paper, dishwasher tablets, kitchen rolls, laundry detergent, etc) in bulk from Costco and split the costs. So let us know if that works for you! In the same vein, ideally, we would manage cleaning of communal spaces between the three of us, but could discuss getting a cleaner semi-regularly.
Also, there are ALWAYS snacks around.
There is underfloor heating in the kitchen and dining area. There are also bi-folding doors that open into the garden which is pretty gorgeous in good weather!
We also have a working wood burner in the living room, which is pretty cosy in the winter and cold weather!
The house is really quiet and the neighbours are lovely. There is some noise whenever there is a game at Selhurst Park Stadium, although it isn't very noticeable from inside. We also live near schools, so there are students (ranging from nursery to secondary age) around before and after school times, but there is hardly any noise or congestion from the school runs around the house itself.
The room itself is quite small - it can easily fit a king sized bed and has cupboard space and hanging space, but not too much more than that. The shared areas are the selling point, in my opinion!
We've lived here since January 2021 and I was sold immediately on the kitchen and garden.

You would be living with two of us: Tricia and Matt.
Tricia is a 26 year old, pansexual, polyamorous, non-binary femme. She/they pronouns. I'm a cover teacher at a nearby school and a theatre creative, as well as having a VERY small handicrafts business that I run from home. I'm also neurodiverse (Autistic and ADHD). I'm into witchy things, crafting, gaming and theatre.

Matt is also 26 and is a bisexual, polyamorous, cis guy. He/him pronouns. He is a flight attendant and does care work on a zero hours contract. He spends a lot of time at home when he's not flying. He likes gaming and has recently gotten into gardening.
We are dating but each have our own rooms and pay a third of the rent each. I'm not big on PDA; I just mention the fact that we are dating so any prospective housemates are fully aware.

Couples are welcome but the room, as mentioned, IS a small double, so it would probably be a squeeze. However, it is completely your choice! If we had 4 people here though, it would most likely change the cost of bills somewhat.

We'd like to welcome someone to the house who is open to forming friendships as we'd like this to be a warm, open house. We enjoy communal living - doing household food deliveries, having a film night or games night, or sharing cocktails/mocktails now and then.*
We do both drink and do so in the house. There is a bar in the living area that Tricia built (also stocks non-alcoholic drinks and cordials).

I also like to throw themed house parties every now and again - our next one is a Halloween party. We're not a party house, as it were, but I love to host and feed people.
We're body positive and sex positive.

We're omnivores and we like to have a house meal from time to time. Omnivores ideal, but vegetarians and vegans are more than welcome as long as you aren't uncomfortable with meat and animal byproducts in the house.

I don't imagine it really needs to be said here, but just to be uber sure, this house is no place for TERFs, SWERFs or -phobes/bigots of any kind.
