Bedroom 1

Hi everyone. I’m advertising a double room in a 2 bed flat. There’s quite a bit of info below, but I’ve tried to cover most of the qs I think people might have. If you want to discuss it further, please get in touch!

The flat:
- Large and airy living room (unlike many flats in the area where living rooms have been converted to bedrooms). Direct access to a private balcony with seating and plants.
- Parking included, directly outside the flat.
- Separate bathroom and WC.
- Desk in the living room
- Recently installed boiler – so low energy bills
- Larkhall Park / Gym / theatre / Tesco express on the doorstep. Huge Sainsburys and Waitrose in walking distance, as is Battersea Park.
- Stockwell / Vauxhall / Wandsworth Road stations all very close. Nine Elms tube station (northern line) is 5 mins away and is due to open in a few months. Buses to Clapham/Brixton/the city all go from the road outside the flat.

The bedroom:
- Double bed, with lots of storage in the bed base
- Huge built in wardrobe, with space for suitcases etc
- Space for a desk/chair in the bedroom if this is something you need – I haven’t included this as a lot of people have their own already, but can provide this if needed.
- Parking, service charge, all costs associated with tenancy included in the rent. Utilities/council tax not included.

Existing flatmate:
- Female in her 40s from Europe. Works locally in hospitality, and takes a huge amount of pride in the flat.
- Welcoming, friendly and respectful of others' space.

About me:
- I am a live-out landlord who likes to go the extra mile to provide welcoming homes for my tenants. As a gay, BAME man it is important to me that the homes are inclusive spaces.
- I make sure that everything is done according to landlord regulations, so deposits are protected in a tenancy deposit scheme and gas and electrical safety certificates are provided. If any issues come up during the tenancy I try and get them resolved asap.
- I am a member of the National Residential Landlords Association and am DBS checked.
