Hello, I'm Looking for someone to take over my room as I move out after 2 good years spent in this green corner of London!

The Room and the House:

The room is spacious and bright, faces south and gets plenty of sun (when it's out...) both in winter and summer. It comes with a double bed, chest of drawers, sofa, closet and a desk that I've been using to comfortably work from home for the past year. There is some extra furniture I've got over the past 2 years I can also leave in if interested. The house is at the end of a cul-de-sac and shielded from noise and traffic, it includes a private parking space on the inner fenced courtyard and has tons of storage space. The room is large enough to afford privacy, and you can pop downstairs to the living room as the perfect place to socialise! The 3 flatmates have been in the house with me for the past 2 years+ and are good friends. They work in Hospitality and Finance and hail from Portugal and Australia.

The Rooms are distributed over 3 floors
* Ample kitchen with dining table, a garage for storage (great for bikes!), guest toilet and a small backyard on the ground floor.
* A bedroom currently occupied by one flatmate, a large living room and a balcony overlooking the garden on the first floor.
* 3 bedroom plus the shared bathroom on the second and top floor. The room available is the biggest of the 3 and share the bathroom+shower with the other 2.

Location and amenities:

* Latimer Road Tube station is 7 minutes on feet, Ladbrook Grove is 13 minutes. Both served by the Circle and Hammersmith lines. This is complemented by several bus stop nearby (including night bus) that connects across west London.
* Kensington Memorial Gardens are adjacent to the back of the house and a great place to have a walk in the green and relax, alongside a Tennis court.
* Off licenses and cafes 3 minutes on feet. Local Coop within 10 minutes walk, and a big Sainsbury's within walking distance too.
* 15 minutes on feet from Portobello Road and all the nice restaurants/deli of Notting Hills.

Rent and Bills:

The exact rent for the room is 737.97£ per month.
Bills are not included with the rent price. We split them equally between flatmates (water, electricity, gas, council tax, broadband) and they average to about 110£ a month each.

About you:

We're looking for someone that is looking to call this place home. The house is friendly and we like to have drinks together and watch something on the TV every now and then, but this is not a party house and we respect each other's privacy. The ideal flatmate would be a like-minded person which is respectful, tidy, and happy to do their fair part to keep the house in a decent state (we have a weekly rota to clean the common spaces).

Viewings and availability:

Given the current situation, I'm happy to do either virtual or in-person viewing (please do wear a mask), depending on which one you're more comfortable with.
I've paid next month's rent already, so the move in date is flexible, any day between the 1st of May and the 7th of June, whichever suits you best.
