Hello!

We are offering two double rooms in a three bedroom flat. I am moving in with my girlfriend after living here for almost three years

THE FLAT:

You will be moving in with Eoin (behavioural scientist). Although we're often busy with our own lives, we make time for regular flat dinners, movie nights and trips to the pub/cinema.

The first room is available immediately, and the second room is free from 16 May. Both come furnished (desk, shelves and office chair in the larger bedroom are negotiable), but the landlord is flexible and you are free to bring your own stuff in if you prefer.

We also have a fully stocked kitchen, a cosy living room with a TV (Virgin, Netflix, Prime, etc..), a spacious, gated garden with a table and chairs which is perfect for summertime meals, BBQs, socialising, and locking up bikes should you need it.

The garden is currently a work in progress so if anyone with green fingers fancies helping us come springtime that'd be great!

LOCATION:

Located in the London's best kept secret: Lower Clapton. We are right next to Chatsworth Road which has some great little coffee shops, a charming independent cinema and a Sunday Market. 5 minute walk to the canals, which lead to Walthamstow and Hackney Marshes, very close to Stoke Newington and Hackney Central. 15 minute walk to London Fields and Broadway market.

Transport connections: 10/15 minute walk to Hackney Central/Homerton station and Hackney Downs. In an opposite direction, Clapton station is also 15 min walk away and connects to Liverpool Street. The 242 bus goes from the end of the road into central London (via Hackney central), and there are also the 38, 55, 106, 253, 254 buses a five minute walk up the road on Lower Clapton Road.

RENT:

The first bedroom, available immediately, is £510 pcm. The second bedroom, available 16 May, is £540 pcm.

Bills come to £100 pcm (council tax, water, gas, electricity, internet, TV licence). Deposit is £600.
