NEW Beautiful House in Lower Clapton

Hi All,

Sadly leaving my lovely house as going traveling so need to fill my room starting on the 27/28th of July (can be a bit flexible).

The room is an extremely spacious, bright, open sunny room on the second floor of a three-floor house in Lower Clapton/Hackney Central. You'll have a bathroom right outside your door which practically feels like your own.
The bed frame and mattress will be staying and happy to chat if you would like to keep/buy some of my furniture (as seen on the pictures).

This house is an absolute gem of a find in London. The space, the people, the location, the price is all one perfect package.

The house is split over 4 floors with four bedrooms, two bathrooms (with amazing water pressure), chilled living space, a ground floor patio off the living room and a 360-degree roof top overlooking Hackney and parts of inner London, it's a perfect spot for late brunch, yoga, sun bathing, happy hour and to watch the sunset. It's been re-turfed recently so ready to be enjoyed this summer/autumn.

We are all working professionals, who love art, live gigs, music, theatre, films, food, fitness, friends and wine. The house is modern, warm in winter and cool in summer. Large clean kitchen with gas stove!

Super easy commute to Central London. There is a 24 hour bus stop right outside the house. It's also a 7min walk to Hackney Downs Overground or Hackney Central. I’ve found all the wonderful food (and wines) places I need are close by with great organic produce. P Franco is practically across the street and many great pubs and clubs on your doorstop.

London Fields, Broadway Market, Violet Cafe and Borough Wines 20 min walk away. In the other direction you have Chatsworth road and the beautiful canals. 15 mins walk to “Hackney Beach” the perfect restorative, isolated nature walk!

You will be living with three beautiful people who make living here so enjoyable, restful and easy. Colin (architect), Paloma (mental health charity worker), and Tim (operations manager). They all have busy happy lives, keen to tell you what is tasty, beautiful and exciting about the neighbourhood. Everyone’s in their 20's or early 30’s. They include you in adventures and give you the space to be with yourself or your lover/s. ;) They are the very best cream of the crop housemates.

They hope to find someone who is interested in the things I've mentioned. Who wants to make a home, who loves to have their alone time and share stories and laughs in evenings; at home cooking or out at a gig. Everyone is respectful, laid back and tidy.

Deposit is £690. The whole house deposit is sealed with the agency, so the system is to pay the person leaving their deposit back, then you get paid your deposit back when you leave. Bills have been approx. £60/£70 a month but imagine might be a bit more going forward due to energy prices, of course varies between summer and winter too. Luckily the house is really well insulated and we didn't have to use the heating very much at all last winter.
