I am looking for 2 flatmates to join my lovely 3-bedroom home to replace my long-term flatmates who are leaving the UK at the end of June.
THE ROOMS: the rooms are identical in size, 11 square meters (3.4 x 3.2 m / 11.3 x 10.5 ft)
The rooms come furnished with bed, desk, wardrobe, chest of drawers and additional shelving units/bookshelves. They are ideal if you are looking for a room you can work from as they fit a desk and they face a very quiet close.
THE HOUSE: The house is on 3 floors and has a patio that is south facing so gets a lot of sunlight, we love to have brunch there whenever it's sunny/warm enough and I love to spend time reading there in the summer. We have some potted plants and herbs for cooking, I usually add some plants every summer.
Ground floor: Big kitchen/lounge room (with dining table, couch, coffee table), toilet (WC and sink), laundry room and storage space.
First floor: 2 bedrooms including one of the 2 for rent
Second floor: the other bedroom for rent, a bathroom and an office/guest room/lounge/yoga studio. If you are looking for a separate working space/studio and would like the office to yourself I'm open to this and we can adjust rent split
THE FLATMATE (1): I am 31yo and I work for a charity. I am from Italy and lived in London for 7 years. I am very sociable and curious about others, but also enjoy alone time. In non-covid times I was out most nights meeting friends/at the theatre/cinema/volunteering. In covid times we have made our own fun at home with movie nights, karaoke nights and spa days.
I am looking for people who would enjoy having dinner/drinks/brunch together from time to time but are also respectful of each other's space. LGBT+ / non-binary folks welcome!

EDIT - the other flatmate is a 25yo freelance designer, she loves a nice chat over coffee or wine. she loves cooking, baking(happy to share),gymming, occasional hangouts.

I lived in this house for almost 6 years and have a great relationship with the landlord and with the lovely handyman who takes care of repairs whenever needed.
LOCATION: the house is in a little close so it's very quiet here. it's been great to be here during lockdown as we are within walking distance from a lot of nice parks/nice areas for walks:
10 mins to Queen's Park and Paddington Recreational Ground
10 mins to Regent's canal
15 mins to Portobello Road
30 mins to Hyde Park and Holland Park
45 mins to Regent's Park/Primrose Hill
(I have been walking a lot during lockdown)
We're also really close to shops: 5 mins walk to Coop, Iceland, Sainsbury's, 10 mins to M&S and cafes/bars in Queen's Park
TRANSPORT LINKS: 10 mins to Queen's Park (Bakerloo, Overground), 10 mins to Westbourne Park (Circle, H&C), 20 mins to Brondesbury Park (Overground).
RENT, BILLS AND DEPOSIT: Monthly rent is £690, bills (gas and electricity, water, internet, council tax) are around £85 a month. Deposit is £650.
COVID stuff: happy to have video call viewings first if easier/safer.
I'd like to live with people who are mindful of covid restrictions and respectful of others' needs (within reason).
I will be fully vaccinated in mid-May :)
