The other double-bedroom is tenanted by a lovely 30 y/o professional lady, who is there only 3-4 nights during working weeks; her primary residence is outside of London.

The third, single bedroom, is and will stay untenanted. The landlord might stay there as a maximum an average of 20 nights a year. If we stay in London, we don't spend time in the common spaces :)
