Our lovely housemate Giulia is returning to her family home. As such we are looking for someone to take over for the remainder of the tenancy till 13th October 2022. We are all on one tenancy agreement together and the price set is based on square metres of the room. There is a £50 admin fee for change of name on the agents contract. After that we deal with the landlady only and no agency involved.
If all goes well we may extend the tenancy for a longer period of time in October 22.

The room is 11’9m by 12’9msquare so massive for the area the house has a dining room and a living room too!

The girls have lived in the property since 2020. Sarah joined in December 2021.

We are working professionals however do study at Birkbeck university at night school.

We would like to be transparent we do not pay council tax as we are students. We don’t mind whether you are professional or students. We would like to find someone to keep the balance and a good fit for the house. So if you are a non student you would be paying council tax (band F for Westminster) but our understanding is you may get a discount for living with students. The price per annum before any discounts is around £1248.19 so you pay this over 10 or 12 months. Gaia graduates in august if she chooses to do a masters she will remain a student status. If she chooses to continue to work full time she will no longer be a student and at this time when she no longer is enrolled at university she will be able to split the council tax bill with the incoming tenant. If they are a working professional too.

The price is the rate the current tenant pays for the largest room. As such there is a second shower room down the hall she has for exclusive use. We may be Open to negotiations on price if reasonable offer. Huge amount of storage and wardrobes along one wall.

The electricity and gas is variable however happy to share the current rates we pay. The most pricey we have paid is £80pm each during winter months we are on edf standard tarrif.
Last month we paid £60 each.

Internet is 27.50£ per month we split 3 ways. Water is a set rate we pay quarterly (I will include here shortly)
I think it’s around £15-30pm each. We’ve just had a water metre installed hence being unsure so I would rather be honest.
Looking for a single person ideally couples maybe considered.

Sarah is 33, English and works in investment research studying psychology. Gaia is 29, Italian and works at at college and studies accounting.

We like wine! Good food! And also the girls like a morning work out. We feel we are a very work hard play hard flat. It is so harmonious here.

There is a massive communal garden so we hope u like bbqs. Also a balcony outside the lounge.
The flat is Bright, charming and beautiful. Additionally very secure down a quiet street.

We are changing the viewing times as we have huge exams coming up. So we are doing viewings at weekends only from 1:30pm-3:30pm.
