Double room in lovely sunny garden house

Hey, looking for a new chilled flatmate. We love near Wanstead flats and 3 train lines. This would suit someone relaxed and mature who needs some extra space and privacy. This a chilled house. We socialise together in the kitchen for dinner or a glass of wine sometimes but there is also a separate living room aside from the large kitchen diner so plenty of space to chill separately. Also the house is big and well furnished with some extra storage in the basement. We are creative types . There is another room available to rent as an office or creative studio space if required.

We keep the house clean and tidy. Ideally looking for someone else who enjoys having a tidy, nice homely vibe. We are aged between 28 and 40. Would be great if you are in your 30s or older but not essential :)

The current house mates work in Film, Art, Teaching and restaurants. We hang out together a bit and also do our own thing. We have a very friendly cat who loves all humans. There are no agency fees here and no max/min term.

Council tax is 32, water 15, and gas/electric is dependant on usage so can be between 15 approx (summer) and 35 (winter), 20 cleaner. Rent includes broadband.

We have a sunny garden and there are lovely big parks near the house, and loads of cheap, tasty South Indian food. Nice pubs in Forest Gate are just up the road and there is a lovely pub right on Wanstead Flats, about 10 mins away. Also posh food shops and cafes are 15 mins by bus in Wanstead, or its 20 mins to Liverpool st. Transport wise there are three lines nearby and the travel times to central are good. It takes me 50 mins to get to Waterloo, 45 to London Bridge, Stratford is about 10-15 mins on the bus. If you look on the map or TFL you may get a distorted idea of travel times. The house is 10 mins from Stratford station.

Exact room size is 3.8m x 3.5m and loft space (office) is 4m wide. Reduced head space at the sides with eves storage
