One spacious double bedroom is available to rent from 1st March in our three-bedroom, fourth floor (top-floor) flat in a quiet part of New Cross / Deptford (SE8), Zone 2.

The room comes furnished with mattress & divan, built-in wardrobe, and chest of drawers that were there when I moved in. The total cost for the room is £615 per month, (£550 rent per month + £65 bills per month).

I am moving out of the flat, having lived here for 3 years, to move in with my partner. I’m moving out sooner than our current contract ends - January 2022 - and am looking to for a new tenant to replace me. I’ll be sad to say goodbye to the place, but am hoping to find someone who will enjoy it as much as I have.

The room is a spacious double bedroom, with a built-in wardrobe, with enough space for a full-size desk & office chair if you’re currently working from home, as well as a lovely large window overlooking the allotments below the flat. In addition to the flat, (which you should get a feel for from the photos), we also have a storage room next to the flat, which has our washing machine in it but is also great for storing extra items, hanging washing, etc..

You would be living with two other friendly housemates – Ellie and Reece. We all have our own lives & hobbies so aren’t always around, but we also enjoy hanging out / relaxing in the living room together in the evenings.

The flat is situated about halfway between central New Cross, Deptford, and Lewisham, all of which are great areas with plenty of things to do (outside of national lockdown!), and is located in a quiet residential street. We have a balcony outside the front door that overlooks the allotments and is just for us & the neighbours. Additionally there is lots of green space nearby, including Friendly Gardens, and a shared / communal garden behind one of the other blocks of flats.

The transport is also really great with 5 stations all within walking distance:
8-10 minute walk
- New Cross (Overground & South Eastern trains)
- St John’s (South Eastern trains only)
- Deptford (South Eastern trains only)
- Deptford Bridge (DLR only)
15-20 minute walk
- New Cross Gate (bigger train station that services Overground & mainline / South Eastern trains).
With that said the if you’d prefer to get the bus somewhere their are bus stops about 5 minutes’ walk away either at Lewisham Way or New Cross Road. Services run very regularly to central London (Whitehall / Elephant & Castle way) or out to other boroughs (like Lewisham & Catford) amongst other locations.

We are ideally looking for: A friendly, tidy new tenant, preferably of a similar age to us (mid-late twenties) but that’s not a limiting factor. Our managing agent is looking for a tenant who earns x2.5 the yearly annual rent & bills for the room - so in essence you would need to earn more than £18,450 per annum to meet the managing agent’s affordability criteria.

The total deposit for the room is £616 and the first half of the deposit (£308) will be required upfront to secure the room. Additionally, the first month’s rent, bills, and the second half of the deposit (£550 + £65 + £308 = £923) will need to be paid before the move-in date (1st March). References will be required as part of the process.
