We’ve got a double room available to rent in our 3 bedroom house share in New Cross.

The room is available now and ideally we're looking for someone who can move in ASAP - start of February is preferable.

Contract information

The tenancy agreement runs until the 31st August with the opportunity to extend beyond this. All tenants are named on the contract. The landlord is a private live-out landlord.

Deposit is £808 - equivalent to 5 weeks’ rent - and that’s paid into a certified deposit-protection scheme.

Tenancy is subject to reference checks - including a credit check. If you have a guarantor, that person will be subject to reference checks. As a quick example: the last reference check the landlord did was just emailing the employer of a previous tenant to confirm their employment. Benefits are accepted and are subject to the same reference checks. We’ve spoken to the landlord and this includes all benefits.

Rent

Rent is £700 per person per calendar month. This does not include bills.

Bills come to around £85 per month - this includes water, gas, electricity, council tax and WiFi.

We pay rent and water directly to the landlord. The rest of the bills are paid by the tenants.

The Room

The room is on the first floor of the maisonette, up a flight of 13 stairs. The room comes furnished with a king size bed, a big wardrobe, a small chest of drawers, and a desk. There’s space under the bed to store suitcases etc. The floor is laminate wood and there’s a big south-facing window which lets in a lot of light.

The House

The house is a maisonette on the second floor of a block of 10 similar properties. There are 2 flights of stairs (about 35 steps) up to the front door. There’s also a lift up to the second floor. We’ve got an intercom system to let people in, and you need a key fob to get into the block.

The house was entirely refurbished 3 years ago. It has a good-sized kitchen with ample storage space, an induction hob, dishwasher, fridge-freezer and a washing machine/tumble dryer. The kitchen is an open-plan room and has a table and sofa (see photos).

The kitchen leads on to a small balcony where you can keep a bike, plants etc.

There’s one bathroom on the same level as the room. Since the bedroom downstairs has an ensuite, you’d only be sharing the bathroom with one other person. The bathroom is fairly small, 4ft 3in x 3ft 9in floor space to walk on. It has a bath with a shower head fixture, basin, hooks, big mirror, small cupboard and toilet, and has one (frosted) window.

The Area

The house is located a 15 minute walk away from New Cross Gate station (Overground) and New Cross station (Overground), both of which are 2 stops away from Canada Water tube station. There are also good links to London Bridge station (15 mins direct). It’s also a 30 minute walk or 10 minute bus ride to Canada Water station (Jubilee). We’re about 15 mins away from New Cross bus garage, so have excellent bus links to central and south London. We’re also close to Goldsmiths University (15 min walk).

The neighbourhood is residential and quiet. There’s a big Sainsbury’s and a big Lidl about a 15-20 minute walk away. Convenience stores are nearby, and there are some great local pubs, cafes and shops a 15 minute walk away.

Current flatmates

You will be living with two other people, both working professionals, with one of them studying part-time. Both of their pronouns are they/them, so a queer-friendly flatmate is a must!

They are both friendly and would like someone who would be happy getting to know each other and socialise with them sometimes. They do however also respect each other's space and relaxation time.
They are only able to accommodate a single occupant, so no couples. Apologies for this.
