Double room near Ladbroke Grove

I'm looking for a nice new flatmate to take over my room by/on 1 June in a house with my 3 friendly flatmates (two Aussies and one Italian).

The room comes with a double bed and is quite roomy (bigger than it looks in the photos!). The other furniture in the photos is mine but I'm open to leaving them behind.

The house has a bathroom with shower bath and toilet, plus another separate toilet upstairs. The kitchen includes the usual plus dishwasher. We also have a washing machine, and a large living room which backs onto our garden.

The house is a 5 min walk from Portobello Road in Notting Hill, which has cool markets during the day plus lots of different shops/restaurants/pubs and a Tesco Metro. Westbourne Park and Ladbroke Grove tube stations on the Circle/Hammersmith & City lines are both about 5-7 minute walk away. There's also lots of buses from these stations, including connections to the Central line (Night tube) at Notting Hill Gate.

Rent is £722.22pcm, with about £100 in bills per month on top of that (council tax, water, electricity, gas, internet and fortnightly cleaner). The deposit is £833.33.

The agent charges a £50 referencing fee and £50 for changing the tenancy agreement.
