3rd floor flat located in the heart of Notting Hil

Unfortunately, given the whole covid situation, my flatmate had to move out and go back to her home country :( I am therefore looking for a young professional to take over the double bedroom in this beautiful two-bedroom flat.

The bedroom is approx 8m2, very bright, furnished with a good double mattress bed (1,40 x 2m) and has a lot of storage, including: a large fitted wardrobe (1m wide), 3 Ikea Kullen chest of 3 drawers (w: 70 x h: 72 x d: 40 cm), 1 Ikea Billy Bookcase (40x28x202cm) with 9 shelves and 4 boxes for under the bed storage.
There is also space for an Ikea Micke desk (73x50 cm) but the one in the image is just for show ;)

Located on Westbourne Grove, on the top floor of a period building, the flat receives plenty of light through roof windows. It has a fully-equipped modern open plan kitchen and living room with a dishwasher, microwave, oven and large fridge/freezer, a good size shared bathroom, with a bathtub and plenty of light. There is also a separate utility/storage room with the washing machine/dryer.

The flat offers easy access to a large range of shops, boutiques, restaurants and bars. Including a Sainsbury's right around the corner, a Tesco and a large Waitrose 5 min walk away.

The apartment is walking distance from Kensington Gardens/Hyde Park. It’s also minutes away from Bayswater, Royal Oak, Queensway and Notting Hill Gate tube stations (Central, District, Circle and Hammersmith Line).

You would be sharing the flat with myself, a 30-year-old female working in the advertising industry, and my cocker spaniel Duke. I am French and have been living in London for 25 years - 8 of those years have been in this flat (I know it is a really long time - I love the apartment and the area!)
I am easy-going, sociable, tidy and clean. I love travelling, anything art related and of course, good food with a glass of wine. I enjoy working out and going out but also like a chilled night at home with a good series.

The ideal flatmate would be a friendly female, working professional who is sociable, fun, respectable and clean who would occasionally enjoy a glass of wine and a nice chat in the evening but happy to do their own thing as well.
A dog lover is also a must!
(Sorry no couples and no students!)

The rent is £900/month - excluding bills which are approximately £100+ per month (including internet, utility bills, council tax and a cleaner)
The deposit is £1,170 and it is held under a tenancy protection scheme. There are no agency fees but a work reference & previous landlord reference is required. The room is available now, with a minimum 9-month contract.
